We're not in a panic - but we're not in a frenzy either. The predicted value of $1,065,009 is also sitting below the 3-month moving average of $1,073,167, which means the trend is still drifting downward in the short term.

    On the neighbourhood leaderboard, West Hillhurst houses rank 143 out of 238 Calgary neighbourhoods for growth - below average. For price though, we rank 39 out of 220 - that puts us firmly among the most expensive neighbourhoods in the city. High price, slower growth. That's the trade-off right now.

The catch is that values have slipped 1.27% recently, and the predicted value of $456,281 is trending below the 3-month average of $458,944. On the growth leaderboard, condo owners here rank 140 out of 216 - below average.

    For investors, the rental yield of 3.90% is moderate. It's not a home run, but it's steady income in a neighbourhood people genuinely want to live in.
