    If you've been glancing at your latest city assessment and feeling pretty good about yourself, hold on. The numbers on the ground in Tuscany, Calgary are telling a slightly different story right now - and knowing the difference could save you from a bad decision this summer.

That is not a typo. Homes are sitting on the market for an average of 20 days, which is genuinely fast for Calgary right now.

    That 99.63% sale-to-list ratio is worth paying attention to. Homes are selling just a hair under asking price. Buyers have a tiny bit of room to negotiate, but sellers are not giving much away. The predicted market value for houses sits at $756,945, which is nudging upward from the 3-month moving average of $752,957. Momentum is building, slowly but clearly.

    On the neighbourhood leaderboard, Tuscany houses rank 93 out of 220 for price in Calgary - solidly above average. Days-on-market rank is 21 out of 76, meaning we sell faster than most. The one soft spot: growth rate ranks 169 out of 233. We are not leading the pack on appreciation right now. Rocky Ridge and Scenic Acres, both slightly pricier, are growing faster. Something to keep in mind if you are buying for long-term gains.

    The condo story is a bit more complicated. Only 3 condos sold last month - down 25% - so we are working with a thin slice of data here. But the price rank is 22 out of 173 - meaning Tuscany condos are among the most expensive in the city. Fast-selling too: days-on-market rank is 10 out of 71. When a condo lists here, it does not sit long.
