Town Centre, Maple Ridge: Your Home Is Worth More Than the City Thinks

If you own a home in Town Centre and you have not looked at your HonestDoor Price lately, you are probably sitting on a number that is a lot bigger than what the city has on file. Here is the real picture right now.

The Vibe - Houses vs. Condos

We have two very different stories playing out in Town Centre depending on what you own.

Houses: If you own a house here, the market is holding up better than most of Maple Ridge. The predicted market value for houses sits at $1,135,964 - and that number is actually climbing past the 3-month moving average of $1,123,102. Only 1 house sold this period, which is down 50% from last month, so the sample is thin. But the growth rank tells a stronger story: houses in Town Centre rank 3rd out of 24 comparable neighbourhoods in Maple Ridge for growth. That puts us near the top of the leaderboard. Price per square foot comes in around $441, and if you are a landlord, estimated rent of $4,348 per month with a 4.75% rental yield is a solid return.

Condos: The condo side is taking a breather. The predicted market value of $486,403 is sliding below the 3-month moving average of $504,579, and values have dipped 2.84% recently. That puts condo growth at rank 16 out of 18 in Maple Ridge - near the bottom of the leaderboard right now. The upside? Town Centre condos are still the most active market in all of Maple Ridge, with 37 transactions in 2026 and a total transaction rank of 1st in the city. Condos are moving. They are just not appreciating fast at the moment. At $522 per square foot and an average sale price of $474,000, they remain an accessible entry point.

The Secret Sauce - Your HonestDoor Price vs. Your Tax Assessment

Here is the thing about your city assessment: it is a snapshot from the past. It does not update in real time, and it does not reflect what a buyer would actually pay you today.

For house owners in Town Centre, that gap is massive. The average city assessment sits at $884,631. The average HonestDoor Price is $1,118,015. That is a difference of 26.38% - meaning the city's number is underselling your property by over $233,000. If you are making any financial decision - refinancing, selling, estate planning - using the assessment alone is leaving real money on the table.

For condo owners, the gap is smaller but still real. The average assessment is $474,678 and the HonestDoor Price comes in at $479,918, about 1.10% higher. The HonestDoor Price has dipped 1.33% recently, which is worth watching, but it still gives you a more current read than a static government figure.

Think of the HonestDoor Price as the real-world check - updated continuously, not once a year.

The "So What?" - Thinking About Selling This Summer?

If you own a house in Town Centre and you are thinking about listing this summer, the timing has some things going for it. Values are trending up, growth ranks 3rd out of 24 neighbourhoods, and your HonestDoor Price is running well above what the city assessed you at. Rental demand is strong too - $4,290 per month in estimated rent means buyers who are investors will be paying attention.

A quick look at nearby neighbourhoods puts this in context:

    • Central Maple Ridge - HonestDoor Price $1,009,666, Rental $4,218 - cheaper than Town Centre houses and growing slightly faster
    • Cottonwood - HonestDoor Price $1,062,046, Rental $4,355 - also cheaper and growing faster
    • Yennadon - HonestDoor Price $1,653,859, Rental $5,752 - significantly more expensive and growing faster

Town Centre sits in the middle of that pack on price, which means buyers priced out of Yennadon are looking your way. That is a real advantage heading into summer.

For condo owners, be realistic. Values are softening and the growth rank is not flattering right now. That does not mean do not sell - 37 transactions in 2026 shows there is genuine buyer activity here, more than anywhere else in Maple Ridge. But price it sharp. Buyers have options and they know it.

Bottom line: check your HonestDoor Price before you do anything. It is the most current number you have, and in Town Centre right now, it matters a lot more than whatever the city mailed you.
