Town Centre, Maple Ridge: Your Home Is Worth More Than the City Thinks

If you have been glancing at your latest property assessment and wondering if that number is actually what your home is worth - it is not. Not even close. Here is what is really going on in Town Centre right now.

The Vibe: What the Market Is Actually Doing

We have two very different stories playing out on our streets depending on whether you own a house or a condo. Let us break it down.

    Houses in Town Centre

The honest truth? House prices here are taking a breather. But do not mistake a slowdown for a crash.

    • HonestDoor Price: $1,107,410 - down 0.95% from last period
    • Predicted market value: $1,118,015
    • 3-month moving average: $1,126,979 (values are easing slightly)
    • Recent price change: -1.58%
    • Average assessed value: $884,631
    • Gap between assessment and real-world value: 25.18% higher
    • Average sale price: $459,000
    • Price per square foot: $441
    • Estimated rent: $4,290 per month
    • Rental yield: 4.78%
    • Airbnb potential: $212 per night
    • Properties assessed this year: 1,447
    • Transactions in 2026: 6
    • Neighbourhood growth rank: 10 out of 24 in Maple Ridge - above average
    • Price rank: 18 out of 19 - among the most affordable houses in Maple Ridge

That affordability rank is actually a signal worth paying attention to. We are sitting near the bottom of the price ladder for houses in Maple Ridge, which means buyers looking for value are going to find us. That is not a bad position to be in heading into summer.

Compare us to the neighbours: Yennadon houses are averaging $1,706,257 - nearly $600,000 more than us. Cottonwood sits at $1,053,975 and Central Maple Ridge at $1,002,081. Both are cheaper than Town Centre and showing slightly faster growth, but the gap is not dramatic. We are in the same conversation.

    Condos in Town Centre

Our condo market tells a different story - and it is one of the busiest in all of Maple Ridge.

    • HonestDoor Price: $475,823 - down 0.85% from last period
    • Predicted market value: $479,918
    • 3-month moving average: $488,974 (also easing slightly)
    • Recent price change: -1.33%
    • Average assessed value: $474,678
    • Gap between assessment and real-world value: 0.24% higher
    • Average sale price: $799,900
    • Price per square foot: $640
    • Estimated rent: $2,383 per month
    • Rental yield: 3.89%
    • Airbnb potential: $118 per night
    • Properties assessed this year: 3,957
    • Transactions in 2026: 48
    • Transaction rank in Maple Ridge: 1st - the busiest condo market in the city
    • Growth rank: 10 out of 18 - below average
    • Price rank: 1 out of 3 - above average in price for condos in Maple Ridge

Forty-eight transactions already in 2026 and ranked number one for condo activity across all of Maple Ridge - that is real volume. Condos here are moving. The assessed value and the HonestDoor Price are nearly identical for condos, which means the city actually got this one roughly right. That is rare, and it tells us the condo market here is fairly priced right now.

The Secret Sauce: Why You Should Check Your HonestDoor Price Today

Here is the thing about your city assessment - it is a snapshot from the past. The BC Assessment process looks at market data from July 1 of the previous year. By the time that number lands in your mailbox, it is already stale.

For Town Centre house owners, that gap is not small. The city says your home is worth $884,631 on average. The HonestDoor Price says $1,107,410. That is a $222,779 difference. If you are making any financial decision - refinancing, selling, even just understanding your net worth - using the assessment number means you are working with the wrong math.

The HonestDoor Price pulls in real-time sales data, current market conditions, and actual comparable transactions. It is the number your neighbour's buyer is going to use when they make an offer. You should know it before they do.

For condo owners, the gap is much smaller - the assessment and HonestDoor Price are nearly in sync at $474,678 versus $475,823. But values are drifting down slightly, so checking in regularly matters here too.

The So What: Thinking About Selling This Summer?

If you own a house in Town Centre and you are thinking about listing this summer, here is the real talk.

Values are softening - down about 1.58% recently and the 3-month trend is pointing slightly lower. That does not mean panic. It means timing matters. Listing sooner rather than later, while we are still sitting at over $1.1 million in predicted value, puts you ahead of any further drift. Waiting to see if the market bounces back is a gamble right now.

Our affordability ranking - 18th out of 19 neighbourhoods for house prices - actually works in your favour as a seller. Buyers priced out of Yennadon and other higher-cost areas are going to look here. You are the value play in a city where value is getting harder to find.

For condo sellers, the story is similar. Values are easing slightly but the transaction volume here is the strongest in Maple Ridge. Buyers are active. If your unit is priced right, it will move. The $640 per square foot average gives you a solid benchmark to work from.

Bottom line - whether you own a house or a condo in Town Centre, summer 2025 is a window, not a guarantee. The market is not collapsing, but it is not climbing either. If selling is on your radar, now is the time to get your HonestDoor Price, understand what you are actually sitting on, and make a move with real numbers in hand.
