Taradale Real Talk: Your Home Is Probably Worth Less Than the City Thinks

If you've been glancing at your latest city assessment and feeling pretty good about your property value, here's a reality check. The numbers on the ground in Taradale right now tell a different story - and knowing the difference could save you from making a costly mistake this summer.

The Vibe: What's Actually Happening in Our Neighbourhood

Houses - Steady, But Take a Closer Look

We're seeing something interesting with houses in Taradale right now. Sales are up - the average sale price hit $543,848, which is a solid 2.7% jump from last month. That sounds great on the surface. But dig a little deeper and you'll notice homes are selling at about 97.35% of list price, meaning buyers are still negotiating a bit of room off the asking price. With listings averaging $502,748, sellers who price sharp are moving product. Those who don't? They're sitting for an average of 33 days.

    • Average sale price: $543,848 (up 2.7% from last month)
    • Average listing price: $502,748
    • Price per square foot: $391
    • Homes sold this month: 32
    • Average days on market: 33
    • Sale-to-list ratio: 97.35%
    • Predicted market value: $566,657
    • Rental yield: 5.51%
    • Estimated monthly rent: $2,786

On the neighbourhood leaderboard, Taradale houses rank 183 out of 233 for growth - that puts us in the below-average tier for Calgary. Days on market rank is a healthier 34 out of 76, so houses are moving at a moderately fast pace compared to the rest of the city. For price, we rank 182 out of 220 - which actually means we're one of the more affordable options out there, and that's a selling point in itself.

Compared to nearby Homestead, our houses are actually selling for less ($543,848 vs. $643,000 in Homestead). Coral Springs and Saddle Ridge are both priced a bit higher than us and growing slower. So we're holding our own in a competitive pocket of northeast Calgary.

    Condos - Taking a Breather

We'll be straight with you: the condo market in Taradale is cooling. Only 4 condos sold this month, and they're sitting on the market for an average of 98 days. That's nearly double the time it takes in nearby Saddle Ridge (54 days). The average sale price of $299,625 is up 9.5% from last month, but with properties selling at just 92.51% of list price, buyers have real negotiating power here.

    • Average sale price: $299,625 (up 9.5% from last month)
    • Average listing price: $297,400
    • Price per square foot: $293
    • Condos sold this month: 4
    • Average days on market: 98
    • Sale-to-list ratio: 92.51%
    • Predicted market value: $281,623
    • Rental yield: 4.22%
    • Estimated monthly rent: $1,516

On the leaderboard, Taradale condos rank 183 out of 216 for growth and 64 out of 71 for days on market - that last number puts us near the very bottom for selling speed in Calgary. If you own a condo here and you're thinking about selling, timing and pricing strategy matter more right now than almost anywhere else in the city.

The Secret Sauce: Why Your HonestDoor Price Matters More Than Your Assessment Right Now

Here's the thing about your city assessment - it's a snapshot from the past. The city looks at sale data from a previous period and locks in a number. That number then follows you around for a full year, whether the market moves or not. In Taradale, that gap between the official assessment and real-world value is significant.

For houses, the average city assessment sits at $611,610. The average HonestDoor Price is $554,855 - that's 9.28% lower than what the city has on file. For condos, the gap is even wider. The average assessed value is $325,072, but the HonestDoor Price is $274,223 - a full 15.64% below the city's number.

What does that mean for us? If you're using your assessment to decide whether to sell, refinance, or even just brag to your neighbour, you might be working with a number that no longer reflects what a buyer would actually hand you a cheque for. The HonestDoor Price updates in real time using current sales data. It's the real-world check - not a government estimate that was accurate eight months ago.

    • House assessed value: $611,610 - HonestDoor Price: $554,855 (gap of 9.28%)
    • Condo assessed value: $325,072 - HonestDoor Price: $274,223 (gap of 15.64%)
    • House HonestDoor Price change: down 2.08% from previous period
    • Condo HonestDoor Price change: down 2.63% from previous period

The "So What?" - Thinking About Selling This Summer?

If you're a house owner in Taradale and you're eyeing a summer sale, the conditions are workable - but you need to price with your eyes open. The market is active (133 total transactions in 2026, ranking us 20th in Calgary for volume - that's genuinely strong). Buyers are out there. But they're not overpaying. With homes selling at 97.35% of list, the days of throwing a high number on MLS and waiting for a bidding war are behind us for now.

Price your house close to the HonestDoor Price of $554,855 rather than anchoring to the assessed value of $611,610. That $56,000 gap is not money you're leaving on the table - it's the difference between a realistic listing and one that sits for 60 days while buyers scroll past it.

If you own a condo and you're thinking about selling this summer, be honest with yourself about the timeline. Ninety-eight days on market is a long haul. The predicted value is sitting at $281,623 and trending downward from the 3-month average of $286,932. That's not a crisis, but it is a signal. If you need to sell, price it to move. If you can hold, the 4.22% rental yield means renting it out while you wait is a reasonable option - estimated rent of $1,516 a month is nothing to dismiss.

Bottom line: Taradale is a busy, affordable corner of Calgary with real demand. We're not in a freefall. But the market is telling us to be realistic, price sharp, and stop relying on a city assessment number that no longer reflects what's happening on our streets right now.
