Sundance, Calgary: Your Neighbour Just Got a Better Price Than the City Thinks

    The Vibe Right Now

If you've been watching the "For Sale" signs in Sundance, here's what's actually happening. The market is doing two very different things depending on what you own - and knowing which side you're on could be worth tens of thousands of dollars this summer.

Houses: Strong Demand, But the Market Is Taking a Breather

Houses in Sundance are still moving fast - 16 days on market on average, which is actually quicker than nearby Midnapore at 17 days. That tells us buyers are still serious about this neighbourhood. But the average sale price has dipped to $689,042, down 1.0% from last month, and only 12 homes sold, down from 13 the month before. We're not in freefall - we're just cooling off a touch.

Here's the interesting part: buyers are still paying above asking, at 100.55% of list price on average. So even in a softening market, well-priced homes are getting into bidding territory. The key word there is "well-priced." Listings are averaging $641,267 right now, which means sellers who price sharp are the ones winning.

    • Average sale price: $689,042 (down 1.0% from last month)
    • Average listing price: $641,267
    • Price per square foot: $467
    • Sale-to-list ratio: 100.55% - buyers are paying over ask
    • Average days on market: 16
    • Homes sold in 2026: 12 this month, 98 total transactions recorded
    • Predicted market value: $748,138 (up from 3-month average of $740,364)
    • Rental yield: 5.17% - that is a strong return
    • Estimated monthly rent: $3,435
    • Neighbourhood growth rank: 112 out of 233 Calgary neighbourhoods - above average

On the leaderboard, Sundance houses rank 112 out of 233 Calgary neighbourhoods for growth - that puts us solidly in the upper half of the city. Days-on-market rank is 17 out of 76, meaning we sell faster than most comparable areas. Price rank sits at 130 out of 220, which is below average for Calgary - but that also means there is still room to run.

Condos: A Small but Mighty Market

The condo story in Sundance is short on volume but long on performance. Only 1 condo sold this month at $539,900, right at list price - a balanced, no-drama transaction. But the predicted market value tells a bigger story: $1,252,240, up from a 3-month moving average of $1,220,467. That is a 4.18% recent change in value, ranking 21 out of 216 Calgary neighbourhoods. That puts Sundance condos in the top tier of the city for growth.

    • Average sale price: $539,900
    • Price per square foot: $346
    • Sale-to-list ratio: 100% - clean, balanced transaction
    • Average days on market: 11 - very fast
    • Predicted market value: $1,252,240
    • Estimated monthly rent: $4,207
    • Rental yield: 3.40% - moderate but steady
    • Airbnb rank in Calgary: 20 out of all neighbourhoods - top tier short-term rental potential
    • Growth rank: 21 out of 216 Calgary neighbourhoods - top performers
    • Price rank: 24 out of 173 - among the most expensive condos in Calgary

The Airbnb rank of 20 in all of Calgary is worth flagging. At an estimated $206 per night, Sundance condos are sitting in elite company for short-term rental income potential. That is not a number you see in most Calgary neighbourhoods.

The Secret Sauce: Your HonestDoor Price vs. What the City Says You're Worth

Here is where it gets real. The city's average assessed value for a Sundance house is $773,191. The average HonestDoor Price is $753,329. That is a $19,862 gap - and it matters.

Government assessments are snapshots frozen in time. They are calculated months in advance using data that is already old by the time it lands in your mailbox. The HonestDoor Price updates in real time, pulling from actual market activity. Right now, it is telling us that Sundance houses are trading at 2.57% below the city's assessment. If you are using your assessment to set a sale price, you could be starting the conversation in the wrong place.

For condos, the HonestDoor Price is $1,177,343 - though it has pulled back 5.98% from the previous period. That kind of shift in a low-volume market can happen fast, and it is exactly the reason to check your HonestDoor Price now rather than waiting for next year's assessment to catch up.

Think of the HonestDoor Price as the real-world check - what the market is actually doing today, not what a government formula calculated six months ago.

So What Does This Mean If You're Thinking About Selling This Summer?

For house sellers - the window is open, but it is not wide open. Buyers are still paying over asking on well-priced homes, and 16-day average days on market means you are not sitting around waiting. But the 1.0% price dip and the drop in sales volume are signals that the market is not as forgiving as it was a few months ago. Price it right from day one. Homes that chase the market down are the ones that sit.

For condo sellers - the data is thin because the market is thin. One sale a month means your timing matters enormously. The predicted value is strong and the growth rank is elite, but you need a buyer who understands what Sundance condos are actually worth - not just what the last sale looked like.

For anyone comparing neighbourhoods - Midnapore is cheaper at an average HonestDoor Price of $686,619 and growing at the same 0.04% rate as Sundance houses. Chaparral is cheaper at $725,241 but growing slower at -0.01%. Fish Creek Park is pricier at $863,834. Sundance sits in a solid middle ground - established, in-demand, and still outpacing some of its closest neighbours on speed of sale.

Bottom line: check your HonestDoor Price before you do anything else. It is the number that reflects what a real buyer would pay today - not what the city guessed last year.
