    That 3.07% recent value change is the number to watch. Sun Valley houses are ranked 3rd for growth among comparable Port Coquitlam neighbourhoods. That is a solid mid-to-upper position on the leaderboard - we are not leading the pack, but we are ahead of most. And being priced more affordably than most of the city while still growing? That is a combination buyers notice.

    Compare us to the neighbours: Lincoln Park houses are priced higher at an HonestDoor Price of $1,300,360 but growing slower. Birchland Manor comes in cheaper at $1,229,590 and is also growing slower. Oxford Heights is in a different league at $1,817,600. Sun Valley is the more affordable entry point, and it is still outperforming most of the pack on growth.
