    If you have been glancing at your latest city assessment and feeling pretty good about your property value, hold on. The numbers on the ground in Sage Hill right now tell a different story - and it is worth knowing before you make any big moves this summer.

That days-on-market number ranks 62nd out of 76 comparable neighbourhoods in Calgary. In plain terms, our houses are among the slowest-selling in the city right now.

    Buyers are also negotiating. On average, houses are selling at 97.73% of list price - meaning sellers are giving ground. If you list at $650,000, expect to close closer to $635,000. The price-per-square-foot is around $364, and the growth rate ranks 157th out of 233 Calgary neighbourhoods. We are sitting in below-average territory on that leaderboard.

    Condos - A Small Bright Spot, But Read the Fine Print

    Condo prices actually nudged up 3.3% last month, with an average sale price of $291,750. That is a welcome sign. But only 4 units sold, which is a thin sample - one or two deals can swing that number easily. Condos are sitting on the market for 34 days on average, which is slower than nearby Kincora at 20 days and Nolan Hill at 22 days. The growth rate ranks 159th out of 216 Calgary neighbourhoods - also below average on the leaderboard.

    The rental story for condos is decent. At $1,870 per month in estimated rent against a predicted value of $376,614, the rental yield comes in at 4.10%. Not a home run, but respectable for a long-term hold. The predicted value also edges out nearby Kincora at $357,388, which is a small win for us.
