Saddle Ridge Real Talk: Your Home Is Worth More Than the City Thinks - Or Is It?

If you've been watching the "For Sale" signs in Saddle Ridge, here's what's actually happening. The market is sending mixed signals depending on whether you own a house or a condo - and the gap between what the city assessed your property at and what it would actually sell for today is worth paying close attention to.

The Vibe: Houses vs. Condos in Saddle Ridge Right Now

    Houses

We're seeing real activity on the house side. Forty-two homes sold this month at an average of $619,382 - that's up 11.7% from last month, which is a number worth sitting with for a second. Buyers are paying 97.21% of list price on average, so yes, there's a little room to negotiate, but not much. The catch? Homes are sitting for about 51 days before selling. That's not a fire sale pace.

    • Average sale price: $619,382 (up 11.7% from last month)
    • Average list price: $640,964
    • Price per square foot: $379
    • Sale-to-list ratio: 97.21%
    • Average days on market: 51 days
    • Predicted market value: $638,262
    • Estimated monthly rent: $3,024 - rental yield of 5.38%
    • Growth rank: 91 out of 238 Calgary neighbourhoods - above average

That 5.38% rental yield is genuinely strong. If we're thinking about holding rather than selling, the numbers support it. The predicted value of $638,262 is sitting just below the 3-month moving average of $642,197, so prices are taking a slight breather - but nothing alarming.

    Condos

The condo story is a different one. Only one condo sold this month at $200,000 - down 9.1% from last month - and it sold for 94.46% of list price. With just one transaction, we can't read too much into a single month, but the trend is worth watching. Condos are sitting on the market for 54 days on average, and the price rank of 167 out of 175 puts us among the most affordable condo options in Calgary. That's a double-edged sword - great for buyers, tougher for sellers trying to maximize value.

    • Average sale price: $200,000 (down 9.1% from last month)
    • Average list price: $232,900
    • Price per square foot: $264
    • Sale-to-list ratio: 94.46%
    • Average days on market: 54 days
    • Predicted market value: $315,178
    • Estimated monthly rent: $1,611 - rental yield of 4.17%
    • Growth rank: 98 out of 216 Calgary neighbourhoods - above average

The HonestDoor Price for condos here is $306,678 - notably higher than the average assessed value of $285,378. That 7.46% gap means the city is actually undervaluing condos in Saddle Ridge relative to real-world demand. Worth knowing if you're a condo owner.

The Secret Sauce: Why Your HonestDoor Price Matters More Than Your Assessment Right Now

Here's the thing about city assessments - they're a snapshot from the past. The city assessed the average Saddle Ridge house at $690,253. But the HonestDoor Price, which pulls from real-time sales data and current market signals, puts that same house at $647,093. That's a $43,000 difference. If you're a house owner using your assessment to decide whether to sell, refinance, or even just feel good about your net worth, you could be working with a number that's out of step with reality.

For condo owners, it flips the other way. The city says $285,378, but the HonestDoor Price says $306,678. The city is underselling you by over $21,000. That matters when you're negotiating, pricing a listing, or deciding whether now is the right time to move.

The HonestDoor Price is the real-world check. It updates. Your tax assessment doesn't.

The Neighbourhood Leaderboard: How We Stack Up

On the transaction leaderboard, Saddle Ridge ranks 11th in all of Calgary for total property transactions in 2026 - 227 deals done. That's a top-tier number and it tells us this neighbourhood has real liquidity. Buyers are here. On house growth, we sit 91st out of 238 - solidly above average. On the condo side, 98th out of 216 - also above average.

Now, the honest part: every nearby neighbourhood is cheaper and growing faster right now. Taradale houses are sitting at $561,636, Martindale at $519,515, and Cityscape at $595,283 - all below us, all with slightly better recent growth numbers. That doesn't mean Saddle Ridge is losing ground. It means we're the premium option in this pocket of northeast Calgary, and buyers know it.

The So What - Should You Sell in Saddle Ridge This Summer?

If you own a house and you've been sitting on the fence, this summer has something going for it. Prices jumped 11.7% in a single month, 227 transactions happened in 2026 already, and rental demand is strong enough that holding is also a legitimate play. The 51-day average days on market means you need to price it right from day one - overpriced listings are sitting.

The move? Pull your HonestDoor Price before you call an agent. Know whether your home is in that $638,000-$647,000 range before anyone starts throwing numbers at you. The city's $690,253 assessment is not your selling price. Your HonestDoor Price is the honest starting point.

If you own a condo, this summer is trickier. One sale, falling prices, and a 54-day average on market means patience is required. The rental yield of 4.17% is moderate - not a reason to rush out, but not a windfall either. If you don't need to sell, holding and renting makes more sense right now than chasing a soft market.

Bottom line - Saddle Ridge is one of Calgary's busiest neighbourhoods by transaction volume, houses are moving at a premium over nearby options, and knowing your real number before you make any decision is the only way to play this smart.
