Riley Park Reality Check: Your Home Is Worth More Than the City Thinks

If you own in Riley Park and you're still going off your BC Assessment notice, you're leaving money on the table. The city's numbers are a snapshot from the past. The market moves faster than that. Here's what's actually happening on the ground right now.

The Vibe: Houses vs. Condos in Riley Park

The two property types in our neighbourhood are telling very different stories right now, and it's worth knowing which one you're sitting in.

    Houses

If you've been watching the "For Sale" signs on the residential streets here, the house market is holding steady - but it's not sprinting. The numbers show a market that's taking a breather.

    • Average HonestDoor Price: $2,423,205
    • Up 0.92% from the previous period
    • Predicted market value: $2,401,209
    • 3-month moving average: $2,405,345 (values are easing slightly)
    • Average sale price: $1,100,000
    • Price per square foot: $1,058
    • Properties sold in 2026: 5 transactions across the neighbourhood
    • Estimated monthly rent: $7,802
    • Rental yield: 3.59%
    • Airbnb potential: $387 per night
    • Neighbourhood growth: -0.03% year over year

On the neighbourhood leaderboard, Riley Park houses rank 9 out of 23 for growth in Vancouver - that puts us in the above-average tier. For price, we sit at 15 out of 22, which is below average for Vancouver. Translation: we're a mid-priced neighbourhood that's holding its value better than most. That's actually a solid position to be in when the broader market is soft.

Compare us to the neighbours: South Cambie houses are averaging $3,179,122 - significantly pricier - but their growth is slower at -0.05%. Kensington Cedar Cottage and Mount Pleasant are both cheaper and also declining faster. Riley Park is quietly one of the more stable options in this pocket of the city.

    Condos

The condo story here is more interesting - and a little more complicated. Values have dipped slightly in the short term, but the bigger picture still looks strong.

    • Average HonestDoor Price: $1,923,816
    • Down 0.42% from the previous period
    • Predicted market value: $1,929,033
    • 3-month moving average: $1,910,172 (predicted value is trending above this - a positive sign)
    • Average sale price: $1,034,000
    • Price per square foot: $1,121
    • Properties sold in 2026: 5 transactions across the neighbourhood
    • Estimated monthly rent: $5,897
    • Rental yield: 2.64%
    • Airbnb potential: $293 per night
    • Neighbourhood growth: -0.05% year over year

On the leaderboard, Riley Park condos rank 9 out of 22 for growth - above average. For price, we rank 7 out of 22 - above average. That's a strong combo. We're one of the pricier condo markets in Vancouver, and we're still growing faster than most of our neighbours. South Cambie condos sit at $1,604,798 and Kensington Cedar Cottage at $1,289,249 - both cheaper than us, and both declining faster. Riley Park condos are punching above their weight right now.

The Secret Sauce: Why Your HonestDoor Price Matters More Than Your Assessment Right Now

Here's the thing about your BC Assessment: it's based on data from July 1 of the previous year. By the time that notice hits your mailbox, it's already old news. The market has moved on.

For Riley Park houses, the average city assessment sits at $2,353,823. The average HonestDoor Price is $2,423,205. That's a gap of nearly $70,000 - and 2.95% higher than what the city says your home is worth. For condos, the gap is even more striking. The average assessed value is $952,495, while the HonestDoor Price is $1,923,816. That's 101.98% higher than the city's number.

The HonestDoor Price pulls from real-time sales data, current market trends, and live comparable transactions. It's the real-world check against a static government number. If you're making any financial decision - refinancing, selling, even just understanding your net worth - the HonestDoor Price is the number you should be looking at first.

The 'So What?': Thinking About Selling This Summer?

Here's the straight talk for anyone considering a move in Riley Park this summer.

For house sellers: the market isn't on fire, but it's not falling apart either. With only 5 transactions recorded in 2026 so far, inventory is tight. Low supply means serious buyers have fewer options - and that works in your favour. Your HonestDoor Price of $2,423,205 is trending up 0.92%, and rental demand at $7,861 per month means investors are paying attention to this neighbourhood too. Price it right and you'll find a buyer. Price it based on last year's assessment and you might be underselling by tens of thousands.

For condo sellers: the short-term dip of -0.48% is worth watching, but the predicted value of $1,929,033 is sitting above the 3-month moving average of $1,910,172 - which means momentum is building, not fading. Riley Park condos are ranked 7th in price out of 22 Vancouver neighbourhoods. Buyers looking in this area know they're paying for quality location. With Airbnb ranking 4th in Vancouver, short-term rental demand here is real, and that adds a layer of buyer interest you won't find everywhere.

Bottom line: Riley Park is a stable, above-average neighbourhood in a city where a lot of areas are softening. If you're thinking about selling, this summer is a reasonable window - but go in with your HonestDoor Price in hand, not a tax notice from last January.
