Richmond, Calgary: Your Neighbour Just Got a Better Price Than You Think

If you own a home in Richmond and you're still looking at your city assessment to know what your place is worth, you're working with old news. Here's what's actually happening on our streets right now.

The HonestDoor Price: Your Real-World Check

The city assessed the average Richmond property at $945,450. But the average HonestDoor Price is sitting at $952,314. That gap - small as it sounds - is the difference between what a government spreadsheet says and what a real buyer would actually pay today. The HonestDoor Price updates in real time. Your tax assessment does not. For houses, the HonestDoor Price runs 0.73% above the city average assessed value across Calgary. That matters when you're deciding whether to list, refinance, or just figure out where you stand.

One number worth watching: 1,721 properties were assessed in Richmond this year, and 96 transactions happened in 2026. That's a real, active market - not a ghost town.

The Vibe: Houses vs. Condos in Richmond

Houses - Strong Prices, But Worth Watching

We saw 19 houses sell this month at an average sale price of $1,143,284 - up 33.6% from last month. That's a big jump. Listings are averaging $1,204,753, and buyers are landing deals at about 96.85% of list price, meaning there's still a little room to negotiate. Price per square foot is running around $615.

    • Average sale price: $1,143,284
    • Average list price: $1,204,753
    • Price per square foot: $615
    • Sale-to-list ratio: 96.85%
    • Average days on market: 36
    • Predicted market value: $959,256
    • 3-month moving average: $943,380
    • Estimated monthly rent: $4,086
    • Rental yield: 4.80%

Houses are sitting on the market for 36 days on average. South Calgary is moving in 35 days and Killarney Glengarry in 33 days. We're not in a panic situation, but our houses are taking a breath compared to those neighbours. On the neighbourhood leaderboard, Richmond houses rank 100 out of 233 Calgary neighbourhoods for growth - solidly above average. Price rank is 52 out of 220, which puts us in the upper tier for home values across the city.

    Condos - A Different Story

The condo side of Richmond is where things get interesting - and a little complicated. The city's average assessed value for condos is $446,502. But the average HonestDoor Price is $764,321. That's a 71.18% gap. If you own a Richmond condo and you've been looking at your assessment, you may be significantly underestimating what you actually own.

    • Average assessed value: $446,502
    • Average HonestDoor Price: $764,321 (down 2.75% from last period)
    • Average sale price this month: $224,000
    • Average list price: $235,000
    • Price per square foot: $259
    • Sale-to-list ratio: 95.32%
    • Average days on market: 46
    • Predicted market value: $785,907
    • Estimated monthly rent: $3,088
    • Rental yield: 3.68%

Only 1 condo sold this month, and it took 46 days to find a buyer. South Calgary condos are moving in 35 days, Killarney Glengarry in 33. The condo market here is taking a real breather. On the leaderboard, Richmond condos rank 169 out of 173 for price - meaning we're among the most affordable condo options in Calgary. That's either a buying opportunity or a signal that demand is soft, depending on which side of the deal you're on.

The Secret Sauce: Why Check Your HonestDoor Price Right Now

Here's the thing about city assessments - they're a snapshot from months ago, built on data that's even older than that. The market doesn't wait for the city to catch up. The HonestDoor Price pulls from real, current transaction data and updates continuously. For Richmond condo owners especially, the gap between the assessed value and the HonestDoor Price is enormous - we're talking over $317,000 difference on average. If you're making any financial decision based on your assessment alone, you're leaving serious money on the table. Check your HonestDoor Price first. It's the number that reflects what's actually happening in our neighbourhood, not what happened a year ago.

Richmond also ranks 89th in Calgary for Airbnb potential, with an average estimate of $202 per night for houses and $151 per night for condos. If you've got a property sitting underutilized, that's a real number worth running.

The So What - Thinking About Selling This Summer?

If you own a house in Richmond and you're thinking about listing this summer, the data is working in your favour - but timing matters. Prices are up sharply month-over-month, the predicted market value of $959,256 is climbing above the 3-month average of $943,380, and you're sitting in the top quarter of Calgary neighbourhoods for home value. The catch is that buyers are taking 36 days to commit, and they're negotiating a few percent off list. Price it right from day one. Overpricing in a market where buyers have options is how you end up sitting.

If you own a condo, be honest with yourself about the current conditions. One sale this month, 46 days on market, and prices running near the bottom of the Calgary condo range. That doesn't mean you can't sell - it means you need a sharp price and a realistic timeline. The good news is that your HonestDoor Price likely tells a much better story than your city assessment does.

Bottom line for Richmond: houses are holding strong, condos need patience, and anyone making decisions based on their tax assessment is working with the wrong number. Get your HonestDoor Price. That's where the real conversation starts.
