Before you get too excited, one sale does not make a trend. But it does tell you that when a quality house in Queens hits the market, serious buyers show up with serious money.

    On the condo side, we're looking at a different picture. The one condo that sold came in at $497,000, essentially flat. At $672 per square foot, Queens condos are actually the most affordable in all of West Vancouver - ranked 7 out of 7 on price. That's not a bad thing if you're buying. If you're selling a condo here right now, you need to go in with clear eyes.

    The house side of Queens is holding its own on the neighbourhood leaderboard - sitting 10th out of 26 puts us in the upper half of West Vancouver for growth. The condo side is taking a breather, ranking 17th out of 19. That gap between houses and condos is real, and it matters depending on what you own.

Altamont sits at $2,453,085 - cheaper than Queens houses, and growing slower at -0.03%. Dundarave condos come in at $687,400, right in our range. Queens is holding a solid middle position, but you need live data to see it clearly.
