Point Mckay, Calgary: Your Neighbour Just Got a Reality Check on Their Home Value

If you own property in Point Mckay and you're still relying on your city assessment to know what your place is worth, it's time for an honest conversation. The numbers are shifting, and they're not all moving in the same direction depending on whether you own a house or a condo.

The Vibe: Houses vs. Condos in Point Mckay

Houses - Steady, But Taking a Breather

We saw only 1 house sell this month, so take the averages with a grain of salt. That said, the average sale price came in at $665,000, up 6.4% from last month, which sounds great on paper. But here's the catch - listings are sitting at $684,900 on average, and buyers are only paying about 97% of list price. That gap matters. It means sellers are still trimming to close the deal.

    • Average sale price: $665,000 (up 6.4% from last month)
    • Average list price: $684,900
    • Price per square foot: $442
    • Sale-to-list ratio: 97.09% - buyers are negotiating
    • Average days on market: 30 days
    • Predicted market value: $646,075
    • Rental yield: 5.35% - that's a solid return if you're thinking landlord

Thirty days on market is also worth noting. Nearby Parkdale is moving houses in 15 days. We're sitting at double that. The house market here isn't broken, but it's definitely taking a breather compared to our neighbours.

On the neighbourhood leaderboard, Point Mckay houses rank 189 out of 233 Calgary neighbourhoods for growth. That puts us in the bottom tier right now. The 3-month moving average for predicted value is also drifting down slightly, from $650,256 to $646,075. Nothing alarming, but worth watching.

Condos - A Different Story Entirely

Our condo market is actually one of the more interesting spots in Calgary right now. Three condos sold this month, and they moved fast - an average of just 8 days on market. That earns Point Mckay condos a days-on-market rank of 6 out of 71 comparable Calgary neighbourhoods. That's elite speed.

    • Average sale price: $497,500 (note: down 31.1% from last month, but low volume means big swings)
    • Average list price: $349,000 this month
    • Price per square foot: $419
    • Sale-to-list ratio: 97.42%
    • Average days on market: 8 days
    • Predicted market value: $446,472
    • Rental yield: 3.93% - moderate but consistent

The predicted condo value of $446,472 is actually trending up against the 3-month moving average of $441,657. And on the neighbourhood leaderboard, Point Mckay condos rank 68 out of 216 Calgary neighbourhoods for growth - that puts us in the top third. For price, we rank 15 out of 173 neighbourhoods. We're among the most expensive condo markets in the city. That's not a bad place to be if you own one.

The Secret Sauce: Why Your HonestDoor Price Matters More Than Your Assessment Right Now

Here's the thing about your city assessment - it's a snapshot from months ago, built on formulas that don't know your renovated kitchen or the fact that the unit down the street just sold for less than expected. It's a tax tool, not a selling tool.

The HonestDoor Price updates in real time using actual transaction data. Right now, for houses in Point Mckay, the average HonestDoor Price is $645,599 - sitting just a hair below the assessed value of $646,500. For condos, the gap is bigger. The average assessed value is $466,462, but the HonestDoor Price is $440,596. That's a difference of roughly $26,000. If you're a condo owner pricing based on your assessment, you could be setting yourself up for a longer, more frustrating sale.

The HonestDoor Price is your real-world check. It's what the market is actually saying your property is worth today, not what a government formula said it was worth last January.

The "So What?" - Thinking About Selling This Summer?

If you own a house in Point Mckay and you're thinking about listing this summer, here's the honest take. Prices are not collapsing, but the momentum is soft. You're competing in a market where buyers are negotiating, homes are sitting for a month on average, and your predicted value is slightly below where it was 90 days ago. Price it sharp from day one. Overpricing and then chipping away at the number is the fastest way to make buyers nervous.

Also worth knowing - every nearby neighbourhood we're compared to is priced higher. Parkdale, Wildwood, and St Andrews Heights all have significantly higher HonestDoor Prices. That tells us Point Mckay houses offer relative value in this pocket of Calgary, which is actually a selling point you can use.

If you own a condo, the picture is more encouraging. Fast sales, strong price ranking, and a predicted value that's ticking up. If you're going to make a move, the condo side of Point Mckay is showing more energy right now. A well-priced condo here could be gone in a week.

Either way, pull your HonestDoor Price before you call an agent. Walk into that conversation knowing your number, not theirs.
