Point Mckay Real Talk: The Market Is Sending Mixed Signals Right Now

If you own a place in Point Mckay and you haven't checked your actual market value lately, now is the time. The city's assessment numbers and what buyers are actually paying are starting to drift apart - and that gap matters for your wallet.

The Vibe: What's Happening in Our Neighbourhood

Point Mckay is a tale of two property types right now, and the story is pretty different depending on whether you own a house or a condo.

    Houses: Taking a Breather

    • Average sale price: $626,800 - down 5.7% from last month
    • Listings averaging: $628,000
    • Price per square foot: $376
    • Homes are selling at 99.81% of list price - buyers are getting slight discounts
    • Average days on market: 87 days
    • Only 1 house sold recently
    • Predicted market value: $645,123
    • Estimated rent: $3,107 per month with a rental yield of 5.35%

Eighty-seven days on market is a long sit. That number puts us at rank 70 out of 77 neighbourhoods in Calgary for selling speed - meaning houses here are moving slower than almost everywhere else in the city. The predicted value of $645,123 is already slipping below the 3-month moving average of $646,467. This market is cooling, no question about it.

On the neighbourhood leaderboard, Point Mckay houses rank 101 out of 236 Calgary neighbourhoods for growth. That's above average - but the recent -0.09% value change is a reminder that above average doesn't mean immune to softening.

    Condos: A Different Story Entirely

    • Average sale price: $497,500
    • Listings averaging: $349,000
    • Price per square foot: $419
    • Properties selling at 97.42% of list price
    • Average days on market: 8 days
    • 3 condos sold recently
    • Predicted market value: $440,501
    • Estimated rent: $2,242 per month with a rental yield of 3.94%

Eight days on market. That's it. Point Mckay condos rank 5 out of 72 Calgary neighbourhoods for selling speed - meaning our condos are flying off the shelf compared to almost everywhere else. On price, we rank 17 out of 175 neighbourhoods, putting us among the most expensive condo markets in Calgary. If you own a condo here, that's a strong position to be in.

The one flag worth watching: condo values have slipped -1.30% recently, and the predicted value of $440,501 is trending below the 3-month moving average of $443,088. The demand is there, but prices are still drifting down slightly.

The Secret Sauce: Your HonestDoor Price vs. That Government Assessment

Here's the thing about your city assessment - it's a snapshot from the past. It doesn't know what happened in the market last month, or last week. The HonestDoor Price is updated in real time, and right now it's telling a different story than what the city has on file.

For houses, the average assessed value sits at $646,131. The HonestDoor Price is $635,099 - that's 1.71% lower than the city's number, and it has dropped 1.55% from the previous period. For condos, the gap is even wider. The city assessed condos at an average of $466,339. The HonestDoor Price is $433,956 - that's 6.94% below the assessed value, and it's down 1.49% from the previous period.

That gap between the assessment and the HonestDoor Price isn't just a number - it's a reality check. If you're making decisions about selling, refinancing, or even just understanding your net worth, the HonestDoor Price is the real-world number you should be working from. The assessment is what the city thinks your home was worth months ago. The HonestDoor Price is what the market thinks it's worth right now.

The "So What?": Thinking About Selling This Summer?

If you own a house in Point Mckay and you're thinking about listing this summer, the data is telling you to move with intention, not urgency. Prices are softer, buyers are getting slight discounts, and homes are sitting for nearly three months on average. That doesn't mean you can't sell - it means you need to price it right from day one. An overpriced listing in this market will just collect dust.

If you own a condo, your position is genuinely strong. Eight days on market and a top-20 price ranking in Calgary means motivated buyers are out there. The window is open - but values are still drifting down, so waiting for prices to recover may not be the winning move.

One more thing worth noting: every nearby neighbourhood - Parkdale, Wildwood, and St. Andrews Heights - is priced significantly higher than Point Mckay for houses. That tells us there's a ceiling we haven't hit yet, and it also means buyers priced out of those areas may be looking our way. That's not a bad thing to have working in your favour.

Bottom line - check your HonestDoor Price before you do anything else. It takes 30 seconds and it's the most honest number you'll find.
