Parkland, Calgary: Your Home Is Worth More Than the City Thinks

If you own a home in Parkland and you have not checked your numbers lately, now is the time. The city's assessment says one thing. The real world says something a little different - and for most of us here, that difference is money on the table.

The Vibe: What Is Actually Happening in Parkland Right Now

Parkland is a stable, high-value neighbourhood in Calgary's southwest. We are not seeing a frenzy, and we are not seeing a crash. What we are seeing is a market that knows its own worth - and holds it.

With 1,358 properties assessed this year and 46 total transactions recorded in 2026, this is not a neighbourhood where homes change hands every five minutes. That low turnover is part of what keeps values strong. People move in and stay.

Houses: Solid Ground, But Buyers Have the Edge Right Now

Here is the honest picture for Parkland houses right now:

    • Average sale price: $1,056,556
    • Current average listing price: $885,000
    • Price per square foot: $734
    • Homes are selling at 97.46% of list price - buyers are getting a small discount
    • Average days on market: 61 days
    • 6 properties sold recently - volume is steady
    • Predicted market value: $918,355 - up from the 3-month average of $907,632
    • Estimated monthly rent: $3,986 with a rental yield of 4.84%

Sixty-one days on market is not lightning fast. Parkland houses rank 57 out of 77 Calgary neighbourhoods for selling speed - meaning plenty of other areas move quicker. But here is the flip side: the predicted value is trending upward, and the growth rate ranks 54 out of 236 Calgary neighbourhoods. That puts us solidly above average on the leaderboard. We are not leading the pack, but we are well ahead of the middle.

For price, Parkland ranks 59 out of 220 Calgary neighbourhoods. Top quarter. That is not a surprise to anyone who lives here, but it is good to see the data back it up.

Condos: Fast-Moving and Expensive - But Softening Slightly

The condo picture in Parkland is a bit of a mixed bag, and we should be straight about that:

    • Average HonestDoor Price: $417,498 - down 1.42% from last period
    • Average sale price: $552,250
    • Current average listing price: $560,000
    • Price per square foot: $374
    • Selling at 98.62% of list price - very close to asking
    • Average days on market: 14 days - extremely fast
    • Only 1 condo transaction recorded in 2026 so far
    • Predicted market value: $423,496 - slightly below the 3-month average of $426,158
    • Estimated monthly rent: $2,185 with a rental yield of 3.98%

One transaction is a thin sample, so take the condo data as directional rather than definitive. What we can say is this: Parkland condos rank 21 out of 175 Calgary neighbourhoods by price - that puts us in the top tier of the city. And when a condo does hit the market here, it moves in 14 days. That is a days-on-market rank of 11 out of 72 - near the very top of the speed leaderboard. Buyers are ready when something comes up.

The value trend is taking a small breather though. Down 0.93% recently, and ranking 99 out of 216 neighbourhoods for growth. Not alarming, but worth watching if you own a condo here.

The Secret Sauce: Why Your HonestDoor Price Matters More Than Your Tax Assessment

Here is something most Parkland homeowners do not think about until it is too late. The city's average assessed value for a Parkland house sits at $899,276. The average HonestDoor Price is $911,273. That is a gap of roughly $12,000 - and the HonestDoor Price is updated in real time, not once a year.

Your tax assessment is a snapshot from months ago. It does not know what sold on your street last week. It does not adjust for the upgrades you made to your kitchen. The HonestDoor Price pulls from current market data and gives you a live read on what your home is actually worth right now - not what a government formula calculated last winter.

Parkland's HonestDoor Price also sits 1.33% above the Calgary average assessed value. That gap matters when you are negotiating, refinancing, or just trying to figure out where you stand. Use the real number, not the stale one.

The So What - Should You Sell in Parkland This Summer?

If you are thinking about listing this summer, here is the straight talk.

The market is stable, not surging. Buyers are active but not desperate - they are paying 97.46% of list on houses, which means pricing right from day one is critical. Overprice by even a little and you will feel it in those 61 days on market. Price it sharp and you will find your buyer.

The predicted value for Parkland houses is rising - $918,355 now versus a 3-month average of $907,632. That is a positive signal heading into summer. Momentum is on your side, even if it is not a rocket ship.

Compare that to nearby neighbourhoods and the picture gets even clearer. Deer Ridge is averaging an HonestDoor Price of $574,692. Deer Run sits at $647,245. Midnapore is at $691,532. All three are cheaper than Parkland - and all three are growing faster on a percentage basis. That tells us Parkland is already at a premium price point. The upside from here is steadier, not explosive. If you have been waiting for the perfect moment, a stable rising market with motivated buyers is a pretty good one.

Bottom line: Parkland is not a neighbourhood you gamble on. It is one you hold, and when you do sell, you sell from a position of strength. Check your HonestDoor Price, price it right, and do not leave money on the table by relying on last year's assessment.
