    We're sitting in one of Kelowna's pricier pockets for houses. Price rank is 3 out of 16 neighbourhoods - that means almost everywhere else in the city is cheaper. The average listing is sitting at $1,589,000, and the one house that sold this year went for $1,539,100, which is 96.86% of list price. Buyers are negotiating, and sellers are accepting less than asking.

    The part that should get your attention: houses here are averaging 167 days on the market. That is a long time to have a sign on your lawn. Days-on-market rank is 12 out of 13 neighbourhoods. We are near the bottom of the speed chart. Properties are not flying off the shelf.

    That growth rank stings a little. Dead last out of 18 comparable neighbourhoods. Property values have dipped 2.43% recently, and the predicted market value of $1,063,855 is trending down from the 3-month moving average of $1,076,393. This is a stable buyers' market - which is good news if you're buying, and a reason to be strategic if you're selling.

    Condos - More Activity, More Affordable, Quietly Improving

    The condo side of North Central is a different conversation. We're seeing more action - 16 transactions in 2026 compared to just 2 for houses. Condos here rank 12 out of 14 for price, meaning we're among the most affordable options in Kelowna. For buyers priced out of other neighbourhoods, that matters.

    The average condo sale price dropped 20.2% from last month to $349,700, landing at $300 per square foot. That's a notable dip. Sellers accepted 95.08% of list price on average, and units are sitting for 133 days. Not fast. But here's the flip side - the predicted market value of $531,393 is actually climbing above the 3-month moving average of $522,821, and the recent growth rate of 0.59% ranks 6 out of 17 neighbourhoods. That puts us in above-average territory for condo growth right now.
