On the house side, we're still beating nearby Bridgeport, where the average sale price sits at $1,200,000. But look north to Oakridge ($3,449,243 HonestDoor Price) or Kerrisdale ($4,134,987) and you can see where the ceiling goes. Marpole is still one of the more accessible entry points into Vancouver's west side.
For condos, Bridgeport comes in cheaper at a $642,723 HonestDoor Price, but Oakridge is actually below us too at $1,415,427 - which tells you something interesting about how Marpole condo valuations are stacking up right now.
Here's the number that should get your attention. The city's average assessed value for a Marpole house is $2,222,672. The average HonestDoor Price is $2,358,557. That's a gap of over $135,000 - and the HonestDoor Price is 6.11% higher than what the assessment says.

With 3,980 house properties and 2,813 condo properties assessed in Marpole this year, there are a lot of neighbours who may be underestimating what they actually own.
Here's the honest take. If you own a house in Marpole and you're thinking about listing this summer, the market is softer than it was. For condos, the difference is in a completely different league. Knowing your real number before you talk to an agent - or a buyer - is the whole game.
Marpole has 3,980 assessed house properties and solid rental demand at $7,619 average estimated rent. The bones here are good. The market is just asking you to be smart about timing and pricing right now.
