If you have been watching the "For Sale" signs on our streets, here is what is actually happening. Houses are selling quickly - days on market averages just 14 days, which ranks 13th out of 112 Edmonton neighbourhoods. That is genuinely fast. But fast does not mean top dollar right now.
The 20.7% month-over-month drop in sale price is a big headline number, but keep it in context - only 2 houses sold this month. A small sample swings the average hard. The underlying predicted value of $441,869 is actually creeping up from the 3-month average, which is the more honest signal of where things are headed.
The condo side of Malmo Plains is a quieter story. Two units sold this month at an average of $166,000, and they took 28 days to move. Buyers paid 93.56% of list price, which means sellers are giving ground to get deals done.
One bright spot: our condo average sale price of $166,000 beats nearby Royal Gardens at $137,500. We are not the cheapest option in the area, and that matters when buyers are comparison shopping.
Here is the number that should get your attention. The city's average assessed value for a Malmo Plains house is $508,247. The average HonestDoor Price is $433,437. That is a gap of 14.72% - and it is not in your favour.

For condo owners, patience is the word. Values are essentially flat, days on market are longer, and buyers have leverage. If you do not need to sell, holding and renting at $1,226 per month with a 4.30% yield is a reasonable play while the market finds its footing.
Bottom line: check your HonestDoor Price before you do anything else. It is the number that reflects what a buyer will actually pay today - not what the city guessed last year.
