    The predicted market value for a Legacy house is $640,923, and that number is sliding - it's down from the 3-month moving average of $644,582. On the neighbourhood leaderboard, Legacy houses rank 159 out of 236 for growth in Calgary. That puts us in below-average territory. Not a crisis, but not something to ignore either.

    Condos - Affordable, Fast-Moving, But Also Softening

    The condo side of Legacy is a mixed bag. We're one of the most affordable condo markets in Calgary - price rank of 155 out of 175 neighbourhoods. Condos are moving faster than Walden (27 days vs. 36 days), which tells us demand is still real. But the average sale price dropped 3.8% from last month to $225,000, and only 2 units sold - down 33.3% from the month before. Buyers are paying just 92.97% of list price. That gap between what sellers want and what buyers will pay is widening.

Below average, and the year-over-year growth rate has dipped 0.10%. If you own a condo here and are thinking about your next move, the window is not getting wider.

But with a rental yield of 5.36% on houses and 118 total property transactions across the neighbourhood in 2026, this is still a community with real activity. If selling isn't urgent, holding and renting is a legitimate play. If selling is the plan, price it right and move with the market - not against it.
