If you have been watching the "For Sale" signs pop up around Hamptons this season, here is the straight story on what is happening with prices, how long homes are sitting, and whether your city assessment is telling you the truth about what your place is worth right now.
We are seeing a split market in Hamptons right now, and it matters depending on what you own.
The house market is taking a breather. The average sale price this month is $974,750 - down 6.6% from last month. Listings are sitting at $993,500 on average, and homes are selling for about 98% of asking, meaning buyers are getting a small discount at the table. With 4 sales this month and an average of 34 days on market, things are moving, but not flying off the shelves.
On the neighbourhood leaderboard, Hamptons houses rank 102 out of 236 Calgary neighbourhoods for growth - solidly above average, but not leading the pack. For days on market, we rank 32 out of 77, which means homes here sell moderately fast compared to the rest of the city. Price rank sits at 55 out of 220 - above average, which tracks for a northwest community like ours.
Compared to neighbours, we are ahead of Sherwood ($772,493 HonestDoor Price, 36 days on market) and Kincora ($710,381, 32 days). Edgemont sits at $847,181. Hamptons is the priciest of the group, and right now it is holding that position even as the market cools slightly.
The condo side is a different animal. Only 1 condo sold this month - down 50% from last month - but that single sale came in at $780,000, up 27.6% from last month. Take that jump with a grain of salt given the tiny sample size. What is more telling is the days on market: 13 days. Condos here move fast when they do move.
On the leaderboard, Hamptons condos rank 85 out of 216 for growth - above average. The price rank is 9 out of 175, putting us among the most expensive condo markets in Calgary. Days on market rank is 10 out of 72 - that means our condos sell faster than almost everyone else in the city. Nearby condo markets like Sherwood ($337,280), Kincora ($354,826), and Edgemont ($375,773) are not even in the same price bracket.
Here is the thing about your city assessment: it is a snapshot from months ago, built on data that was already old when it landed in your mailbox. The average assessed value for a Hamptons house is $1,023,289. But the HonestDoor Price right now is $984,100 - that is a $39,000 gap. For condos, the assessed value is $548,021 versus a HonestDoor Price of $546,420. Much closer, but still not the same number.
The HonestDoor Price updates in real time using actual transaction data, current listing activity, and market movement. It is the real-world check against a static government number. If you are making any decision - selling, refinancing, or just figuring out where you stand - the HonestDoor Price is the number to start with, not the assessment.
For houses specifically, the 3-month moving average predicted value is $979,396, and the current predicted value of $983,606 is trending up from that baseline. That is a small but positive signal in an otherwise cooling market.
If you own a house in Hamptons and are thinking about listing this summer, here is the honest read: the market is not as hot as it was, but it is not broken either. Prices are off last month, buyers are negotiating small discounts, and homes are taking about five weeks to sell. That is not a crisis - it is a more normal market after a period of high energy.
The play right now is pricing sharp. Homes selling at 98% of list means overpriced listings are sitting. If you come in at or just below the HonestDoor Price of $984,100, you are in the conversation. Come in above $1,023,289 because that is what the assessment says, and you may be chasing the market down.
If you own a condo, the story is more interesting. With a price rank of 9 out of 175 in Calgary and a days-on-market rank of 10 out of 72, well-priced Hamptons condos are among the fastest-moving in the city. The catch is that the HonestDoor Price at $546,420 is well below the recent $780,000 sale price - and with only 1 transaction to go on this month, that gap deserves a closer look before you set your number.
Bottom line: Hamptons is still one of the stronger northwest communities in Calgary. We are pricier than Sherwood, Kincora, and Edgemont, and we are holding that position. But summer 2026 rewards sellers who price with current data - not last year's assessment letter.
