Glenmore Clifton, Kelowna: Your Neighbour Just Got a Surprise on Their Assessment - Here's Why

    The Vibe Right Now

If you live in Glenmore Clifton and you haven't checked your home's value lately, you're probably leaving real money on the table. The city's assessment says one thing. The actual market is saying something else entirely. And the gap is significant.

With 8,408 properties assessed this year and 216 total transactions in 2026, this is one of the most active neighbourhoods in Kelowna. In fact, Glenmore Clifton ranks number 1 in Kelowna for total transaction volume. That's not a small deal. People are buying and selling here more than anywhere else in the city.

    Houses: Strong Prices, Fewer Sales

Here's what's happening on the house side of things. The average sale price for a house in Glenmore Clifton hit $1,174,445 this month - up 8.4% from last month. That's a big jump. But before you pop the champagne, notice that only 40 houses sold, which is down 29.8% from the month before. Fewer deals getting done, but the ones that close are closing at strong prices.

    • Average sale price: $1,174,445 (up 8.4% month over month)
    • Active listings averaging: $1,061,899
    • Price per square foot: $417
    • Average days on market: 47 days
    • Sale-to-list ratio: 97.81% - buyers are paying just under list price
    • Properties sold this month: 40 (down 29.8%)
    • Predicted market value: $1,085,990
    • Estimated monthly rent: $4,401
    • Rental yield: 4.66%
    • Growth rank: 6 out of 18 neighbourhoods in Kelowna - above average

On the neighbourhood leaderboard, Glenmore Clifton houses sit at 6th out of 18 for growth in Kelowna. That puts us solidly in the top third. Days on market ranks 5th out of 13, meaning houses here move moderately fast compared to the rest of the city. And for price, we're 7th out of 16 - above average. Not the priciest pocket in Kelowna, but well above the middle of the pack.

Compare that to nearby North End (predicted value $1,058,053) and Ambrosi ($1,037,428) - both cheaper than us right now. We're holding our ground as the premium option in this corner of Kelowna.

    Condos: Taking a Breather

The condo story is a bit different. The average sale price dropped to $462,486 this month, down 22.7% from last month. Only 7 condos sold, down 12.5%. Prices are softening and volume is thin. That said, condos here are still selling faster than Central City - 65 days versus 80 days over there. So demand hasn't disappeared, it's just cooled off.

    • Average sale price: $462,486 (down 22.7% month over month)
    • Active listings averaging: $476,943
    • Price per square foot: $432
    • Average days on market: 65 days
    • Sale-to-list ratio: 96.95% - buyers negotiating a bit more room
    • Properties sold this month: 7 (down 12.5%)
    • Predicted market value: $566,954
    • Estimated monthly rent: $2,662
    • Rental yield: 3.81%
    • Growth rank: 12 out of 17 neighbourhoods in Kelowna - below average

On the neighbourhood leaderboard, condo growth here ranks 12th out of 17. That's below average, and worth knowing if you own a condo and are thinking about timing a sale. The predicted value of $566,954 is still well above the city assessment of $470,019 - but the gap is narrowing as prices drift. Nearby Ambrosi condos are sitting at $978,567 and Central City at $727,140, which means Glenmore Clifton condos are actually the more affordable option in this cluster right now.

The Secret Sauce: Your HonestDoor Price vs. Your Tax Assessment

Here's the thing about your BC Assessment notice. It's a snapshot from July 1st of the previous year. By the time it lands in your mailbox, it's already old news. The market doesn't wait for paperwork.

For houses in Glenmore Clifton, the average city assessment sits at $1,026,554. The average HonestDoor Price is $1,084,027. That's a $57,473 difference - and the HonestDoor Price updates in real time based on actual market activity, not a once-a-year government calculation.

For condos, the gap is even wider. The average assessed value is $470,019. The HonestDoor Price is $566,108. That's a 20.44% difference. If you're making any financial decision - refinancing, selling, even just knowing your net worth - using the assessed value alone is like navigating with last year's map.

The HonestDoor Price is your real-world check. It's what the market is actually saying your home is worth today, not what a government formula said it was worth 12 months ago.

So What Does This Mean If You're Thinking About Selling This Summer?

If you own a house in Glenmore Clifton, the timing conversation is genuinely interesting right now. Prices are up month over month, you're in the top third of Kelowna neighbourhoods for growth, and this area leads the entire city in transaction volume. Buyers are active here. That's the foundation you want when you list.

The catch is that sales volume dropped sharply this month. Fewer buyers are pulling the trigger, even as prices rose. That 47-day average on market means you're not going to sell in a weekend - price it right from day one and be patient. Buyers are paying 97.81% of list price, so there's a small negotiation happening on most deals. Don't overprice and expect to get there through cuts.

If you own a condo, summer 2025 is a tougher call. Prices are down, volume is thin, and the growth rank puts us in the bottom half of Kelowna neighbourhoods right now. If you don't need to sell, waiting for the market to stabilize is a reasonable move. If you do need to sell, price aggressively from the start - 65 days on market is a long time to carry costs.

Either way, the first step is knowing what your home is actually worth right now - not what the city said it was worth last July. Check your HonestDoor Price before you do anything else. It takes two minutes and it's free.
