That's a 4.4% jump from the month before. On the surface, that sounds great. But dig one layer deeper and the picture gets more nuanced.

    We're selling faster than Hidden Valley (52 days on market over there) but slower than Kincora, where homes are moving in just 20 days. That gap tells you something. Kincora has more urgency right now. Evanston houses are in demand, but buyers here aren't panicking. They're patient, and they're getting small discounts off list price.

    On the neighbourhood leaderboard, our house growth rate ranks 191 out of 233 Calgary neighbourhoods. That puts us in the bottom tier for price growth right now. The market isn't falling apart - it's just taking a breather.

Evanston condos still price above nearby Kincora and Panorama Hills, so we're not at the bottom of the pile.
