Coventry Hills Real Estate Check-In: Solid Ground, But the Market Is Catching Its Breath

If you own a home in Coventry Hills and you haven't looked at your HonestDoor Price lately, now is the time. The city's assessment says one thing. The actual market is saying something a little different - and the gap matters for your wallet.

The Vibe: What's Actually Happening in Our Neighbourhood

Coventry Hills is one of the busiest neighbourhoods in Calgary for real estate activity. With 236 property transactions recorded in 2026 and a total transaction rank of 9 out of all Calgary neighbourhoods, we are not a slow market. People are buying and selling here at a serious clip. But "busy" doesn't always mean "rising prices," and right now, we're seeing a bit of both.

Houses: Active, But Buyers Are Gaining the Upper Hand

If you've been watching the "For Sale" signs on your street, here's what's actually happening. The house market in Coventry Hills is taking a breather.

    • Average sale price this month: $559,843 - down 3.2% from last month
    • Average list price: $503,675
    • Price per square foot: $416
    • Homes are selling at 97.58% of list price - buyers are paying below ask
    • Average days on market: 45 days
    • Properties sold this month: 34
    • Predicted market value: $545,566
    • 3-month moving average: $548,519 - and the trend is dipping
    • Estimated monthly rent: $2,718 with a rental yield of 5.55%

That 97.58% sale-to-list ratio is the number to watch. It tells us buyers are negotiating, and they're winning small concessions. Homes are also sitting for 45 days on average, which puts our days-on-market rank at 44 out of 82 tracked neighbourhoods - right in the middle of the pack, leaning toward the slower side. This is not a panic situation, but sellers who price aggressively are going to feel it.

On the neighbourhood leaderboard, Coventry Hills houses rank 88 out of 238 Calgary neighbourhoods for growth - that's above average. For price, we rank 177 out of 220, which puts us among the more affordable options in the city. That combination - above-average growth, below-average price - is actually a decent story for buyers looking for value.

How do we stack up against the neighbours? Harvest Hills next door is averaging an HonestDoor Price of $613,184 with rental income potential of $2,969 per month. Country Hills Village comes in at $395,571 with $1,965 in estimated rent. We sit comfortably in the middle at an HonestDoor Price of $550,867 - which, by the way, is ticking up 0.97% from the previous period.

Condos: A Quieter Corner of the Market

The condo side of Coventry Hills is a much smaller story - only 1 condo sold this month and 4 transactions recorded in 2026 so far. Low volume means every single sale moves the numbers significantly, so take the data with that context in mind.

    • Average sale price: $387,500
    • Price per square foot: $349
    • HonestDoor Price: $348,977 - down 0.10% from last period
    • Predicted market value: $349,320
    • 3-month moving average: $353,598 - also dipping
    • Estimated monthly rent: $1,851 with a rental yield of 4.11%
    • Airbnb estimate: $92 per night

Condo growth here ranks 136 out of 216 Calgary neighbourhoods - below average. But on price, condos rank 60 out of 175, meaning we're actually above average in price compared to other Calgary condo markets. That's a bit of a squeeze for buyers. Nearby, Livingston condos are averaging $398,786 and Harvest Hills is at $332,721, so Coventry Hills sits in the middle of that range.

If you own a condo here and are thinking about renting it out, a 4.11% yield is moderate - not a home run, but not bad either. The short-term rental angle is thin, with Airbnb income potential around $91 per month and a Calgary Airbnb rank of 153. This neighbourhood is built for long-term tenants, not weekend tourists.

The Secret Sauce: Your HonestDoor Price vs. Your Tax Assessment

Here's the thing about your city assessment. It's a snapshot taken months ago, based on data that's even older. The average assessed value for a Coventry Hills house is $577,316. The average HonestDoor Price right now is $550,867. That's a gap of roughly $26,000 - and the HonestDoor Price is 4.58% lower than the assessed average across Calgary.

Why does that gap matter? Because if you're making any financial decision - refinancing, selling, buying out a partner, or just figuring out your net worth - using the city's number could give you a false read. The HonestDoor Price pulls from real, current transaction data and updates continuously. It's the real-world check on a number the city set months ago in a different market.

With 5,430 properties assessed in Coventry Hills this year, there's a lot of assessed value floating around out there. Some of it is accurate. Some of it isn't. Checking your HonestDoor Price takes about 30 seconds and gives you a current, data-backed number - not a government estimate that's already aging.

The "So What?" - Thinking About Selling This Summer?

If selling is on your mind, here's the honest read on where things stand.

The market is not crashing. Coventry Hills is still one of the top 10 most active neighbourhoods in Calgary by transaction volume. Demand is real. But the data is also telling us that buyers have more leverage than they did a few months ago. Homes are sitting longer, selling slightly below list, and the predicted value is trending just under the 3-month average. That's a cooling signal, not a crisis.

For houses, the window to sell at peak conditions may have been a few months ago. That doesn't mean this summer is a bad time - it means pricing right from day one matters more than ever. Overpricing and then chasing the market down with reductions is the worst outcome in a market like this. Buyers notice.

For condos, the low transaction volume makes it harder to call. One sale doesn't make a trend. But with values dipping slightly and the 3-month average moving lower, patience and sharp pricing are your best tools.

The neighbourhood growth rate of 0.04% year over year puts Coventry Hills at rank 88 out of 238 Calgary neighbourhoods - solidly above average. That's the kind of stat that belongs in your listing conversation. We're not the flashiest neighbourhood in the city, but we're steady, affordable relative to Calgary overall, and in high demand. That's a real selling point.

Bottom line - check your HonestDoor Price before you call your agent, before you refinance, and before you assume your city assessment tells the whole story. In a market that's shifting month to month, current data is the only data that counts.
