Carrington, Calgary: Your Neighbour Just Asked If Now Is a Good Time to Sell. Here Is the Real Answer.

If you have been watching the "For Sale" signs in Carrington lately, you have probably noticed things feel a little different than they did a year ago. Prices are still solid, but the market is taking a breather. Here is what the numbers actually say - and what they mean for your wallet.

The Vibe: Houses vs. Condos in Carrington

Houses - Still Strong, But Buyers Are Gaining Ground

We are seeing a clear shift in the house market right now. The average sale price sits at $652,450, which is down 7.9% from last month. That is not a crash - it is a correction. Current listings are averaging $665,828, and homes are selling at about 97.72% of list price, meaning buyers are successfully negotiating below asking. If you are a seller, that gap matters.

    • Average sale price: $652,450 (down 7.9% from last month)
    • Average list price: $665,828
    • Price per square foot: $369
    • Average days on market: 40 days
    • Properties sold this month: 14
    • Sale-to-list ratio: 97.72%
    • Predicted market value (HonestDoor): $709,818
    • Estimated monthly rent: $3,283
    • Rental yield: 5.24%

Forty days on market is not alarming, but it is not flying-off-the-shelf territory either. Our days-on-market rank is 41 out of 76 comparable Calgary neighbourhoods - right in the middle of the pack. The good news for anyone holding a house here? The predicted market value of $709,818 is trending up against the 3-month moving average of $708,425. The floor is not falling out. It is just a slower climb right now.

On the neighbourhood leaderboard, Carrington houses rank 158 out of 233 Calgary neighbourhoods for growth. That puts us in the below-average tier for appreciation speed - but "below average" in a city like Calgary still means you are holding a real asset. Nearby Livingston (growth of 0.08%) and Evanston (growth of 0.01%) are technically growing faster, but their average HonestDoor Prices of $640,716 and $664,865 are both lower than ours. We are paying a premium to be here, and for most of us, that has been worth it.

Condos - A Quiet Market With a Surprising Price Tag

The condo side of Carrington is a different story. Only one condo sold this month, and it sat on the market for 72 days - longer than nearby Evanston at 56 days. The average sale price came in at $440,000, essentially flat. Buyers are also negotiating here, landing at 97.78% of list price.

    • Average sale price: $440,000
    • Average list price: $450,000
    • Price per square foot: $345
    • Average days on market: 72 days
    • Properties sold this month: 1
    • Sale-to-list ratio: 97.78%
    • HonestDoor Price: $525,453 (down 3.70% from previous period)
    • Predicted market value: $545,620
    • Estimated monthly rent: $2,522
    • Rental yield: 3.83%

Here is the interesting part. Despite the slow sales pace, Carrington condos rank 43 out of 173 Calgary neighbourhoods for price - that is above average. We are in the top quarter of the city for condo pricing. Compare that to nearby Livingston ($393,123), Evanston ($397,793), and Panorama Hills ($282,774) - our condos are priced significantly higher than the competition. That is either a sign of quality or a reason buyers are taking their time. Probably both.

On the growth leaderboard, condos rank 94 out of 216 Calgary neighbourhoods - above average. The predicted value of $545,620 is creeping up past the 3-month moving average of $543,255, so the direction is positive even if the pace is slow.

The Secret Sauce: Why Your HonestDoor Price Matters More Right Now Than Your Tax Assessment

Here is something most Carrington homeowners do not think about until it is too late. The city's assessed value for houses here averages $725,817. But the HonestDoor Price - which updates in real time using actual market data - sits at $700,967. That is a gap of roughly $25,000. The assessed value is 3.42% higher than what the real-world market is currently pricing your home at.

Why does that matter? Because if you are making a decision about selling, refinancing, or even just understanding your net worth, using the city's number gives you a false sense of where you stand. The assessment was calculated months ago. The market has moved since then - and right now, it has moved down slightly. The HonestDoor Price has decreased 1.25% from the previous period. That is the honest number. That is the one worth knowing.

Think of the HonestDoor Price as your real-world check. The city assessment is a snapshot from the past. The HonestDoor Price is what is happening on your street today.

The "So What?" - Thinking About Selling This Summer?

If you are a house owner in Carrington and you are thinking about listing this summer, here is the straight talk. You are not in a panic-sell situation, but you are also not in a "name your price" market anymore. Buyers have options and they know it. Homes are sitting for 40 days on average and selling below list price. Price your house right from day one - do not chase the assessed value of $725,817 as your anchor. The market is telling you something closer to $700,967 is the realistic starting point.

The rental yield on houses is 5.24%, which is genuinely strong. If selling feels rushed, holding and renting is a real option worth running the numbers on. At $3,283 per month in estimated rent, this neighbourhood works for investors too.

If you own a condo and are thinking about selling, patience is the word. One sale per month and 72 days on market means you need to be priced sharply and marketed well. The HonestDoor Price of $525,453 is down 3.70% - that decline is a signal, not a disaster, but it does mean overpricing will cost you time you probably do not want to spend.

Bottom line for Carrington this summer - the neighbourhood is holding its value better than most people realize, but the days of easy, fast sales at full ask are taking a break. Know your real number, price with confidence, and move with a plan.
