    Bankview is a neighbourhood that doesn't sit still. We've got two very different stories playing out depending on whether you own a house or a condo - and both are worth paying attention to.

    Houses: Solid Demand, But the Market Is Taking a Breather

    If you've been watching the "For Sale" signs in Bankview, here's what's actually happening with houses. Sales picked up - 9 homes sold this month, which is 50% more than last month.     Sixteen days on market is still pretty fast. Our days-on-market rank is 17 out of 76 comparable neighbourhoods in Calgary - that puts us near the top of the "moves quickly" list. Buyers are still showing up. They're just negotiating a little harder than before.

    The predicted market value for Bankview houses sits at $801,492, which is climbing above the 3-month moving average of $788,379. That's the market telling us the floor is holding even while monthly sale prices bounce around. Rental yield for houses comes in at 5.15% with an estimated rent of $3,474 per month - that's a strong return if you're thinking about this as an investment.

    Condos: Affordable Entry Point, But They're Taking Their Time to Sell

    The condo side of Bankview is a different story. We had 10 sales this month, prices are nudging up 0.3% to an average of $244,030, and the price per square foot is $313. Here's the interesting part - listings are averaging $174,950 but selling at $244,030.     That transaction rank of 3 for condos is worth repeating. Bankview is one of the top three neighbourhoods in all of Calgary for condo sales volume. Buyers are coming here.

    Our neighbours are doing well too. Scarboro is running an HD Price of $1,433,604 for houses and growing at 0.04%. South Calgary sits at $965,602 and growing at 0.06%. Sunalta is at $891,502 with 0.02% growth. Bankview is more affordable than all three for houses, which keeps us on the radar for buyers who want in on this part of the city without paying Scarboro prices.
