Anthony Henday Lake District, Edmonton: Your Neighbour Just Got a Price Update. Did You?

    The Vibe Right Now

If you own a home in Anthony Henday Lake District, the market is sending you a pretty clear signal. House values are moving in the right direction - up 5.37% to an average HonestDoor Price of $443,574. That is real money. On the condo side, though, we need to be straight with you: prices have dipped 2.04% to an average of $322,100, and the 3-month trend is still sliding. Two very different stories on the same streets.

    Houses - The Good News

    • Average HonestDoor Price: $443,574 (up 5.37%)
    • Predicted market value: $420,958
    • 3-month moving average: $424,779
    • Average rental estimate: $2,085 per month
    • Rental yield: 5.70% - that is a strong return
    • Airbnb estimate: $103 per night
    • Growth rank: 118 out of 302 Edmonton neighbourhoods - solidly above average

A 5.70% rental yield is not something you see everywhere in Edmonton right now. If you own a house here and have been sitting on the fence about renting it out, that number is worth a second look. The growth rank of 118 out of 302 puts us in the upper half of the city - not leading the pack, but well ahead of the middle.

    Condos - Taking a Breather

    • Average HonestDoor Price: $322,100 (down 2.04%)
    • Predicted market value: $328,800
    • 3-month moving average: $332,233
    • Average rental estimate: $1,720 per month
    • Rental yield: 4.14% - moderate but not exciting
    • Airbnb estimate: $85 per night
    • Recent value change: -4.67%
    • Growth rank: 258 out of 296 Edmonton neighbourhoods - bottom tier right now

Condo owners, this is not panic territory, but it is a heads-up. A growth rank of 258 out of 296 means most Edmonton condo markets are outperforming ours at the moment. The predicted value of $328,800 does sit above nearby Klarvatten at $304,835, so we are not at the bottom of the pile compared to neighbours. But the trend is worth watching closely.

How We Stack Up Against the Neighbours

On the house side, Crystallina Nera West ($553,848) and Klarvatten ($495,816) are both priced higher than us. For buyers, that makes Anthony Henday Lake District the more accessible entry point into this pocket of Edmonton. For sellers, it means there is still room for our values to climb toward those benchmarks.

On the condo side, the picture is mixed. Crystallina Nera West condos average $233,102 - cheaper than us. Klarvatten sits at $312,359 - also cheaper. That means our condos are actually holding a price premium over most immediate neighbours, even during this soft patch.

The Secret Sauce - Why Your HonestDoor Price Matters More Than Your Tax Assessment

Here is the thing about your city assessment: it is a snapshot from months ago, built on broad formulas. It does not know that house prices in Anthony Henday Lake District just moved up 5.37%. It does not know what your specific street did last quarter. The HonestDoor Price is updated in real time, pulling from actual sales data as it happens. That is the difference between a map from last year and a live GPS.

If you are making any financial decision - refinancing, selling, even just figuring out if your insurance coverage still makes sense - your city assessment is already out of date. Your HonestDoor Price is the real-world check on what your property is actually worth today, not what a government formula said it was worth eight months ago.

The "So What?" - Thinking About Selling This Summer?

If you own a house here, summer 2025 is a reasonable time to have the conversation. A 5.37% price increase gives you a stronger negotiating position than you had a year ago. Buyers looking at Crystallina Nera West or Klarvatten and finding those prices too steep will land on our streets - and that is good for us as sellers.

If you own a condo, the honest advice is this: do not rush. A -4.67% recent change and a bottom-tier growth rank means the market is not rewarding urgency right now. If you do not need to sell, waiting for the trend to stabilize is the smarter play. If you do need to sell, price it sharp from day one - sitting on the market will cost you more than pricing it right upfront.

Either way, pull your HonestDoor Price before you call an agent. Walk into that conversation knowing your number, not guessing at it.
