Active listings are averaging $657,224, and homes are selling at 99.82% of list price - meaning buyers are getting a small edge at the negotiating table. That's a shift worth paying attention to.

    The good news? Sales volume is actually up. Sixteen houses sold this month, a 14.3% jump from the month before. So it's not a dead market - buyers are still showing up. They're just not in a rush. The average home is sitting for 29 days before it sells, which puts us at a days-on-market rank of 30 out of 76 Calgary neighbourhoods. That's moderately fast. Not a frenzy, but not crickets either.

    On the leaderboard, Acadia houses rank 77 out of 233 comparable Calgary neighbourhoods for growth. Top third. That's a real stat to hold onto when someone tells you the market is soft everywhere.

    The condo picture is a bit more complicated, and we should be honest about that. Only one condo sold this month, so the average sale price of $176,000 - down 40.8% from last month - is more of a data blip than a trend. One sale does not make a market. Don't panic if you own a condo here.

    What's more telling is the predicted market value of $265,298, which is actually creeping up from the 3-month moving average of $264,389. That's a slow climb, but it's a climb. The one sale that did happen went for 100.25% of list price, meaning that buyer paid over asking. Demand exists - it's just thin right now.

    Acadia has 115 house and condo transactions recorded in 2026 across the neighbourhood. That puts our total transaction rank at 29 in Calgary for houses - meaning we're one of the more active neighbourhoods in the city. Buyers know this area. That works in your favour.

    The neighbourhood year-over-year growth for houses is sitting at 0.05%. It's not explosive, but it's positive. Compare that to nearby Fairview at 0.04% and Acadia is holding its own. Fairview Industrial and East Fairview Industrial don't even have growth data to report. We do - and it's moving in the right direction.

    For condo owners, summer 2026 is a waiting game. With only one sale this month and a price rank of 150 out of 173 Calgary neighbourhoods, you're competing on affordability. That's not a bad position - but you need to price sharp and present well to stand out.
