The Hamptons, Edmonton: What Your Neighbours Aren't Telling You About Home Prices Right Now

If you've been watching the "For Sale" signs in The Hamptons lately, here's what's actually happening. The market is taking a breather. Prices are sliding, homes are sitting longer, and the number on your city assessment is doing you no favours. Here's the real picture.

The Vibe: Houses vs. Condos in The Hamptons

Houses - Still Holding Value, But the Wind Has Shifted

We saw 11 house sales this month - down 42.1% from last month. That's a big drop in activity. The average sale price came in at $513,091, which is down 6.2% from the month before. Homes are sitting on the market for an average of 56 days, and sellers are getting 98.68% of their list price. Close to full price, yes - but buyers are negotiating, and they know it.

      • Average sale price: $513,091 (down 6.2% month over month)
      • Average list price this month: $491,567
      • Price per square foot: $395
      • Days on market: 56
      • Sale-to-list ratio: 98.68%
      • Properties sold this month: 11
      • Predicted market value: $578,978
      • 3-month moving average: $588,348
      • Rental yield: 5.56%
      • Estimated monthly rent: $2,723

Compared to nearby Jamieson Place, where houses are averaging $432,194 in sale price, we're still commanding a premium. And we're selling faster than Glastonbury (71 days on market over there). But Granville is outpacing us - higher prices, faster growth. Something to watch.

On the neighbourhood leaderboard, our house growth rate ranks 160 out of 285 Edmonton neighbourhoods. That's below average. Price rank sits at 117 out of 285 - above average. We're a solid, established area, but we're not leading the charge right now.

Condos - The Honest Truth Is It's Slow Going

We're not going to sugarcoat this one. The condo side of The Hamptons is the tougher conversation right now. Only 3 condos sold this month, and they're sitting on the market for an average of 248 days. That's over eight months. The average sale price dropped 16.9% from last month to $257,500, and buyers are only paying 94.56% of list price.

      • Average sale price: $257,500 (down 16.9% month over month)
      • Average list price this month: $237,400
      • Price per square foot: $206
      • Days on market: 248
      • Sale-to-list ratio: 94.56%
      • Properties sold this month: 3
      • Predicted market value: $295,321
      • 3-month moving average: $302,914
      • Rental yield: 4.19%
      • Estimated monthly rent: $1,579

On the leaderboard, condo growth ranks 267 out of 297 Edmonton neighbourhoods. Days-on-market ranks 109 out of 113. Those are tough numbers. The one bright spot - our condos are still priced above average for Edmonton, ranking 79 out of 218 on price. And our predicted value of $295,321 still beats nearby Glastonbury at $250,414. But if you own a condo here and are thinking about selling, timing and pricing strategy matter more right now than in almost any other neighbourhood in the city.

The Secret Sauce: Why Your HonestDoor Price Matters More Than Your Assessment Right Now

Here's the thing about your city assessment. It's a snapshot from the past. It doesn't know what happened in the market last month, last week, or yesterday. It's a static number built on old data.

The HonestDoor Price is the real-world check. It updates in real time and reflects what buyers are actually paying today - not what the city calculated months ago.

For houses in The Hamptons, the average city assessment sits at $519,768. The average HonestDoor Price is $576,061. That's a gap of 10.83%. If you're making any financial decision - refinancing, listing, or just figuring out your net worth - using the assessment number means you're working with incomplete information.

For condos, the gap is even wider. Average assessed value is $256,585. The HonestDoor Price is $289,976 - that's 13.01% higher. Your condo is likely worth more than the city says. But the market is also softening, which is exactly why you need a current number, not a stale one.

With 3,200 houses and 756 condos assessed in The Hamptons this year, and 150 house transactions and 40 condo transactions recorded in 2026, there's real data behind these numbers. The HonestDoor Price is built on that activity - not a formula set months before the market shifted.

The "So What?" - Thinking About Selling This Summer?

If you own a house in The Hamptons and are thinking about listing this summer, the window is real but it's narrowing. Prices are down from last month, activity is down, and the predicted value of $578,978 is already trending below the 3-month average of $588,348. Waiting is not obviously the right move.

The good news - buyers are still paying close to list price (98.68%), and we're still above Jamieson Place in sale price by a meaningful margin. Price it right from day one. Overpriced homes in a cooling market are the ones sitting for 56-plus days.

If you own a condo, be honest with yourself about the timeline. Eight months on market is the current average. That's not a scare tactic - that's the data. If you need to sell, price aggressively and get ahead of the curve. If you can hold, the rental yield of 4.19% and an estimated $1,579 per month in rent means holding and renting is a legitimate strategy while you wait for conditions to improve.

Either way, check your HonestDoor Price before you do anything else. It's free, it's current, and it's the number that actually reflects today's market - not last year's.
