South East Kelowna Real Estate: What Your Neighbour Isn't Telling You

      The Vibe Right Now

If you've been watching the "For Sale" signs in South East Kelowna, here's what's actually happening. The market is taking a breather. Prices are holding at a high level, but the momentum has slowed. We're sitting in one of Kelowna's pricier pockets, and that comes with its own set of trade-offs.

      Houses: Strong Prices, Slow Burn

The average sale price for houses this month hit $1,234,992 - that's up 22.6% from last month, which sounds exciting. But pump the brakes. The HonestDoor Price for houses sits at $1,194,870, and it's actually trending down compared to the 3-month moving average of $1,212,828. Property values have shifted -1.95% recently. The market is telling us two things at once: big sales are happening, but the underlying trend is softening.

      • Average sale price: $1,234,992
      • Average listing price: $1,121,275
      • Price per square foot: $484
      • Homes selling at 96.62% of list price - buyers are negotiating
      • Average days on market: 65 days
      • 13 properties sold this month
      • Rental yield: 4.57% - moderate, not spectacular
      • Estimated monthly rent: $4,619

65 days on market is not a fast-moving number. That's over two months of carrying costs, open houses, and waiting. Our days-on-market rank is 11 out of 16 compared to similar Kelowna neighbourhoods. We're not the slowest, but we're not winning any speed contests either. On the neighbourhood growth leaderboard, South East Kelowna houses rank 16 out of 19. That puts us near the bottom of the pack in Kelowna right now.

Condos: The Bigger Story Nobody's Talking About

Here's where it gets interesting. The city's assessed value for condos in South East Kelowna averages $338,478. But the HonestDoor Price says $444,058. That's a 31.19% gap. If you own a condo here and you're basing any financial decision on your tax assessment, you're working with a number that is significantly out of date.

      • Average assessed value: $338,478
      • HonestDoor Price: $444,058 - up 3.82% from the previous period
      • Predicted market value: $427,738
      • 3-month moving average: $434,815
      • Estimated monthly rent: $2,103
      • Rental yield: 3.95%
      • Recent value change: -3.22%

The condo growth rank is 17 out of 17 in Kelowna. Dead last. Values are sliding, and the 3-month trend confirms it. If you own a condo in South East Kelowna, this is not the time to sit on your hands and assume things will bounce back on their own.

The Secret Sauce: Why Your HonestDoor Price Matters More Than Your Assessment Right Now

Your BC Assessment is a snapshot from July 1st of last year. The market doesn't care about that date. The HonestDoor Price pulls from real-world transaction data and updates in real time - which means it reflects what a buyer would actually pay today, not what the government calculated 12 months ago.

For houses, the gap between the assessed value ($1,200,688) and the HonestDoor Price ($1,192,460) is small - about 0.69%. That tells us the assessment is reasonably close for houses right now. For condos, the gap is enormous. A $338,478 assessment versus a $444,058 HonestDoor Price is a $105,580 difference. If you're a condo owner using your assessment to decide whether to sell, refinance, or even just understand your net worth, you're leaving a huge blind spot in your financial picture.

Check your HonestDoor Price. It's the real-world check your assessment can't give you.

The So What - Should You Sell This Summer?

Here's the straight answer. If you own a house in South East Kelowna, you're sitting on a high-value asset in a market that is cooling but not crashing. The 65-day average on market means you need to price sharp from day one. Buyers are paying 96.62% of list price - they're negotiating, and they know it. Price it right and you'll sell. Price it with wishful thinking and you'll be relisting in the fall.

If you own a condo, the urgency is higher. Values are down 3.22% recently, the growth rank is last in Kelowna, and the 3-month trend is pointing lower. Waiting for a recovery that isn't showing up in the data yet is a risk. If selling is on your radar, sooner is likely better than later.

Either way, your first move is the same - pull your HonestDoor Price, compare it to what similar homes are actually selling for, and make a decision based on today's numbers. Not last July's.
