Dunluce, Edmonton: What Your Neighbours Are Not Telling You About Home Values Right Now

If you live in Dunluce and you have not checked your property value since your last tax assessment, you are probably working with stale numbers. Here is the real picture, broken down so it actually makes sense for your wallet.

The Vibe: What Is Happening in Our Neighbourhood

Dunluce is a steady, mid-range neighbourhood in Edmonton. We are not the flashiest block on the leaderboard, but we are not falling apart either. With 1,440 houses and 469 condos assessed this year, and a combined 97 property transactions in 2026 so far, there is real activity here. The market is moving - just not at a sprint.

On the neighbourhood leaderboard, Dunluce houses rank 168 out of 285 Edmonton neighbourhoods for growth, and condos rank 152 out of 297. Below average, yes - but "below average" in a city like Edmonton still means your property has value and buyers are showing up. Our transaction volume for houses ranks 35th in all of Edmonton, which means Dunluce is one of the busier spots for actual deals getting done.

      Houses: Taking a Breather

Let us be straight with you. The house market in Dunluce is cooling off right now. The average sale price for houses this month is $325,982, and that is down 31.4% from last month. That is a big single-month swing, and it is worth watching. Listings are sitting at an average of $343,950, and homes are selling for about 95.42% of list price - meaning buyers are negotiating, and they are winning.

      • Average sale price (houses): $325,982
      • Average list price: $343,950
      • Price per square foot: $278
      • Average days on market: 44 days
      • Properties sold this month: 11
      • Sale-to-list ratio: 95.42%

Homes are sitting for 44 days on average, but that days-on-market rank is 40 out of 116 - which actually puts us in the moderately fast-selling category compared to the rest of Edmonton. So while prices are softer, homes are not gathering dust either.

For rental investors, the numbers are genuinely solid. Estimated rent for a house comes in at $1,985 per month, with a rental yield of 5.85%. That is a strong return. Airbnb potential is about $99 per month - not a goldmine, but a real number if you run a short-term suite.

Condos: Stable, But Watch the Gap

The condo side of Dunluce is a different story. Only one condo sold this month at $202,500, with listings averaging $212,500. Buyers are also paying below list here - about 95.29% of asking price. The market is stable, but it is a buyers' game right now.

      • Average sale price (condos): $202,500
      • Average list price: $212,500
      • Price per square foot: $181
      • Average days on market: 58 days
      • Properties sold this month: 1
      • Sale-to-list ratio: 95.29%

Condos are sitting for 58 days on average. That is slower than houses, and it shows up in the data - days-on-market rank is 42 out of 113. Rental yield for condos is 4.34%, which is moderate. Estimated rent is $904 per month. Not a home run, but a reasonable hold if you are already in.

The Secret Sauce: Your HonestDoor Price vs. Your Tax Assessment

Here is the thing about your city assessment - it is a snapshot from months ago, sometimes longer. It does not know what happened on your street last week. The HonestDoor Price is updated in real time, pulling from actual market activity, and right now it is telling a slightly different story than the city's numbers.

For houses, the city's average assessed value is $377,381. The HonestDoor Price is $380,074 - that is 0.71% higher than the city average across Edmonton. Your house is likely worth more than the city thinks. For condos, it flips. The city assessed condos at an average of $175,567, but the HonestDoor Price is $166,616 - about 5.10% lower than the Edmonton average assessment. If you own a condo and you are planning to sell based on your assessment, you may be pricing yourself out of the market before you even list.

The HonestDoor Price for houses has dipped 0.16% from last period. Condo HonestDoor Prices are actually up 1.18%. These are small moves, but they matter when you are deciding whether to list now or wait.

How We Stack Up Against the Neighbours

Dunluce sits in a comfortable middle ground compared to the neighbourhoods around us. Caernarvon is cheaper - house HonestDoor Prices there average $350,358 versus our $380,074. Oxford and Beaumaris are both significantly more expensive, with Oxford houses averaging $520,004 and Beaumaris at $507,399. Both of those neighbourhoods are also growing slower than us on a year-over-year basis.

For condos, Caernarvon is actually slightly more expensive than Dunluce at $175,445 versus our $166,616. Oxford condos average $266,787 and Beaumaris condos average $226,538 - both much higher, both growing slower. If you are a buyer priced out of Beaumaris or Oxford, Dunluce is a real alternative with better growth momentum.

The So What - Should You Sell This Summer?

If you own a house in Dunluce and you are thinking about selling this summer, here is the honest take. The market is softer than it was a month ago. Prices are down, buyers are negotiating hard, and homes are taking about six weeks to sell. That is not a disaster - it is a reset. The predicted market value for houses sits at $380,890, but that is trending down from the three-month moving average of $385,154. Waiting is not obviously going to help you.

If you price sharp - close to the HonestDoor Price of $380,074 rather than stretching toward a wishful number - you have a real shot at a clean sale before fall. Buyers are active. They are just not overpaying. The 5.85% rental yield also means that if you do not sell, holding and renting is a genuinely decent backup plan.

For condo owners, the picture is tougher. One sale this month, 58 days on market, and a HonestDoor Price that is below the city assessment. If you need to sell, price it at or below $166,616 and be ready to negotiate. If you can hold, the 1.18% uptick in the HonestDoor Price suggests the condo market here is at least stabilizing.

Bottom line - check your HonestDoor Price before you do anything else. It is the most current number you have, and right now in Dunluce, it matters more than whatever the city mailed you last spring.
