If you have been watching the "For Sale" signs around the lake this season, here is what is actually happening. Arbour Lake is not crashing, but it is not on fire either. It is taking a breather - and the gap between what the city thinks your home is worth and what a buyer will actually pay is the most important number you need to understand right now.
We saw 20 houses sell last month, which is up 42.9% from the month before. That sounds exciting, and it is - but do not let that number fool you into thinking buyers are lining up. Homes are sitting on the market for an average of 30 days, which is twice as long as our neighbours in Royal Oak at 15 days. That gap matters if you are planning to sell this summer.
The predicted value of $754,518 is trending up slightly from the 3-month moving average of $752,294. That is a good sign for stability. But our growth rank of 130 out of 221 puts us in the below-average tier on Calgary's neighbourhood leaderboard. We are not leading the pack - we are holding steady in the middle of it.
The condo picture is a bit more honest about where we are. Only 4 condos sold last month - even with a 33.3% jump from the month before, that is a thin number. And at 68 days on market, our condos are sitting significantly longer than Hawkwood at 34 days. Buyers have options, and they know it.
The predicted condo value of $293,015 is actually drifting down from the 3-month moving average of $298,660. That is a trend worth watching. Our condo growth rank of 150 out of 207 puts us near the bottom third of Calgary's neighbourhood leaderboard. Nearby Royal Oak condos are outperforming us on price and growth right now.
Here is the number that should get your attention. The city assessed the average Arbour Lake house at $808,377. The average HonestDoor Price is $748,203. That is a $60,174 gap - and it has dropped another 0.84% recently. For condos, the gap is even wider. The city says $346,067. The HonestDoor Price says $288,721. That is a 16.57% difference.
Why does this matter? Because the city's assessment is a snapshot from months ago. It does not update when the market shifts. The HonestDoor Price pulls from real, current transaction data - the same kind of numbers that actual buyers are using when they make offers. If you are pricing your home based on your tax assessment alone, you are starting from the wrong number. That is how homes end up sitting for 30 or 68 days instead of selling in two weeks.
With 3,023 houses and 716 condos assessed this year across Arbour Lake, there is a lot of equity on the table - and a lot of homeowners who may not realize their city number is out of step with the real market.
If you are a house owner in Arbour Lake and you are thinking about listing this summer, the window is real but it requires a sharp strategy. Buyers are active - 111 total property transactions in 2026 so far, and our days-on-market rank of 26 out of 82 means houses here do move faster than most of Calgary. But with a sold-to-list ratio under 97%, buyers are not paying full price. Price it right from day one, or you will be the home that sits while Royal Oak sells.
If you own a condo, be honest with yourself. The predicted value is softening, days on market are long, and nearby neighbourhoods are outgrowing us. That does not mean you cannot sell - it means you need to be priced competitively and realistic about what buyers will offer. A rental yield of 4.21% also means holding it as a rental is a reasonable alternative if the sale price does not work for you.
For both property types, the move right now is simple - check your HonestDoor Price before you do anything else. Do not walk into a listing conversation armed only with a city assessment that could be $60,000 off. Know your real number first. Everything else follows from there.
