Central City, Kelowna: Your Neighbour Just Got a Surprise on Their Assessment - Here's Why

    The Vibe Right Now

If you've been watching the "For Sale" signs in Central City, here's what's actually happening. The market is sending mixed signals depending on whether you own a house or a condo - and the difference is pretty significant. Let's break it down.

Houses: Affordable Entry, But Take a Breather on Growth

We're sitting at an average sale price of $760,325 for houses - up a sharp 41.8% from last month. Before you get too excited, that kind of jump in a single month usually means a small sample size doing big swings. Only 4 houses sold. So treat that number as a data point, not a trend.

    • Average sale price: $760,325
    • Average list price this month: $509,000
    • Price per square foot: $525
    • Sold-to-list ratio: 97.58% - buyers are paying just under asking
    • Average days on market: 55 days
    • Predicted market value (HonestDoor): $833,053
    • 3-month moving average: $846,413 - values are dipping slightly
    • Estimated monthly rent: $3,562 with a 5.10% rental yield
    • Recent value change: -2.21%

Houses here are among the most affordable in Kelowna - price ranks 14 out of 16 neighbourhoods. That's not a bad thing if you're buying. If you're selling, it means you're competing on value, not prestige. Homes are sitting for 55 days on average, which ranks 13 out of 15 for speed. That's slow. Sellers need to price sharp and present well to move product right now.

One bright spot - we're actually selling faster than Ambrosi next door (56 days), so demand is real, just not frantic.

Condos: Fast-Moving but Prices Are Softening

Condos are a different story. We're seeing 13 sales this month and an average of just 13 days on market - that's the fastest in all of Kelowna, ranking 1 out of 14 neighbourhoods. Condos here move. Full stop.

    • Average sale price: $403,123 - down 10.8% from last month
    • Average list price this month: $519,000
    • Price per square foot: $378
    • Sold-to-list ratio: 95.32% - buyers are negotiating a bit more room
    • Average days on market: 13 days
    • Predicted market value (HonestDoor): $747,174
    • 3-month moving average: $763,982 - also trending down slightly
    • Estimated monthly rent: $2,773 with a 3.82% rental yield
    • Recent value change: -4.30%
    • 34 transactions recorded in 2026 so far

The condo market is taking a breather on price - down 10.8% month over month and sitting at rank 15 out of 17 for growth in Kelowna. But the speed of sales tells us buyers still want in. They're just getting pickier about what they'll pay. If you own a condo here and are thinking about selling, the window is open - but it won't stay open forever at these prices.

The Secret Sauce: Your HonestDoor Price vs. That Government Assessment

Here's the thing most Central City homeowners don't realize. The city's assessed value is a snapshot frozen in time - it reflects the market from over a year ago. For houses here, the average assessed value sits at $761,905. The average HonestDoor Price is $836,656. That's a gap of nearly $75,000 - or 9.81% higher than what the city thinks your home is worth.

For condos, the gap is even more dramatic. The average assessed value is $416,590. The HonestDoor Price is $752,978 - that's 80.75% higher than the assessment. If you're a condo owner and you're basing any financial decision on your BC Assessment notice, you're working with seriously outdated information.

The HonestDoor Price updates in real time using actual sales data, current market conditions, and neighbourhood trends. It's the real-world check against a static government number. Check yours at HonestDoor before you do anything - list, refinance, or even just figure out where you stand.

    The Neighbourhood Leaderboard

Where does Central City stack up against the competition? Here's the honest scorecard:

    • House growth rank: 11 out of 19 - below average in Kelowna
    • Condo growth rank: 15 out of 17 - near the bottom in Kelowna
    • Condo days-on-market rank: 1 out of 14 - fastest seller in the city
    • Total condo transaction rank: 3 in Kelowna - serious volume here
    • Airbnb rank (condos): 9 in Kelowna - solid short-term rental potential at $138 per night

For context, North Central condos are priced at $528,241 and growing slower at -0.06%. Ambrosi condos are sitting at $993,930 - more than double our price - and growing at 0.01%. Glenmore Clifton comes in at $571,610. Central City is the affordable option in this group, and that's driving the condo turnover speed.

So What? - What This Means If You're Thinking About Selling This Summer

If you own a house in Central City and want to sell this summer, go in with realistic expectations. Prices are holding but not climbing. Buyers are paying close to asking - 97.58% - but they're taking their time (55 days average). Price it right from day one. Overpricing here will cost you weeks, not days.

If you own a condo, the urgency is higher. Values have dropped 4.30% recently and the 3-month trend is pointing down. But condos are still flying off the shelf in 13 days. That combination - fast sales, falling prices - means the market is active but buyers are in control. List now while the traffic is there, before that -4.30% trend gets worse.

Either way, your first move should be checking your HonestDoor Price. The gap between what the city assessed your home at and what it's actually worth in today's market is too big to ignore - especially if you're making a six-figure decision this summer.
